Updated Description: The 52620 Avenida Alvarado residence was constructed in 1952 in the La Quinta Cove neighborhood. CRM
Tech described the property as a Modern style single-family residence in 2006. Urbana staff conclude that residence more
specifically displays the characteristics of a Contemporary style residential property. The residence has an irregular form with a low
pitched front gable roof with a boxed eaves. The front gable is supported by thick exposed beams and a narrow wall at the gable
peak. There are fixed windows at the gable peak and a large multi-pane window at the front elevation that wraps to the side of the
residence. At the front elevation, there is a large covered carport. During the current survey, the residence was partially obscured by
vegetation, however, there does not appear to have been any significant alterations to the residence.
Updated Significance: A prior survey evaluated the property as status code 6Z - found ineligible for NRHP, CRHR, and Local
Register designation. The current survey found that the dwelling is associated with the theme of Residential Development (1934-
1970s), but it does not possess individual documented significance in relation to this theme. While the dwelling is located within the
proposed La Quinta Cove Historic District, it is a non-contributor due to its architectural style and date of construction.
The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with
significant events or patterns of events in local, regional, state, or national history; not individually eligible Criterion B/2/B, as it has
not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does not
embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion
D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional,
state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it
was not found to exemplify a special element of the City of La Quinta. Due to limited visibility during the current survey, the integrity
of the dwelling could not be determined.

west from the east side of Avenida Alvarado. Built on a concrete slab
foundation, the wood-framed, irregular-shaped residence is topped by a low-
pitched, front-gabled roof covered with asphalt and gray gravel, and boxed
eaves and a front gable end supported by beams and a small, perpendicular wall
to the peak moderately shelter walls clad in horizontal boards. Visible

*P3a. Description (continued): gable peak, and a casement-fixed-casement tripartite
assemblage is found on the right façade. The entrance door is slightly
recessed and sheltered by the front gable end overhang on the asymmetrical
façade. A detached flat-roofed, wood carport supported by four pairs of
square posts with brackets is located before the left façade.
