Updated Description: The subject property was constructed in 1959. CRM Tech described the property as a Vernacular style
single-family residence in 2006. Urbana staff conclude that residence more specifically displays the characteristics of a
Contemporary style residential property. . The residence has an irregular form with a medium pitch cross gable roof with open
eaves, and thick support beams at the gable peak and ends. The exterior is clad in vertical boards. The residence has a recessed
entrance, covered with the roof overhang, supported with a narrow beam. There are two windows at the front elevation. Since the
previous survey, the windows at the front elevation have been replaced with vinyl horizontal sliding windows. The residence has
been painted brown. There do not appear to have been any other alterations to the residence.
Updated Significance: A prior survey evaluated the property as status code 6Z - found ineligible for NRHP, CRHR, and Local
Register designation. The current survey found that the dwelling is associated with the theme of Residential Development (1934-
1970s), but it does not possess individual documented significance in relation to this theme. While the dwelling is located within the
proposed La Quinta Cove Historic District, it is a non-contributor due to its architectural style and date of construction.
The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with
significant events or patterns of events in local, regional, state, or national history; not individually eligible Criterion B/2/B, as it has
not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does not
embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion
D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional,
state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it
was not found to exemplify a special element of the City of La Quinta. As the dwelling has not been substantially altered, this
dwelling maintains integrity from the historic period.

setting, and boundaries) This one-story, vernacular single-family residence faces
east from the west side of Avenida Carranza. Built on a concrete slab
foundation, the wood-framed, irregular-shaped residence is topped by a medium-
pitched, cross-gabled roof, and narrow, open eaves shelter walls clad in
vertical boards. Fenestration consists of aluminum-framed, sliding windows,
and a small porch supported by one square wood post is found on the
asymmetrical façade.
