Updated Description: The subject property was constructed in 1952 in the La Quinta Cove neighborhood. CRM Tech described
the property as a Ranch style single-family residence in 2006. Urbana staff conclude that residence more specifically displays the
characteristics of a Tract Ranch style residential property. The residence has an "L" shaped form with a low pitch gable on hip roof.
The residence has a wide wing overhang creating a covered front entry space supported by narrow beams. The residence is clad in
stucco. Since the previous survey, the windows at the front elevation have been replaced. The windows seen during the current
survey are multi-pane casement widows with diamond patterned panes. A porch rail has been added at the front elevation. There
does not appear to have been any other alterations to the residence.
Updated Significance: A prior survey evaluated the property as status code 6Z - found ineligible for NRHP, CRHR, and Local
Register designation. The current survey found that the dwelling is associated with the theme of Residential Development (1934-
1970s), but it does not possess individual documented significance in relation to this theme. While the dwelling is located within the
proposed La Quinta Cove Historic District, it is a non-contributor due to its architectural style and date of construction.
The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with
significant events or patterns of events in local, regional, state, or national history; not individually eligible Criterion B/2/B, as it has
not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does not
embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion
D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional,
state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it
was not found to exemplify a special element of the City of La Quinta. The dwelling has been altered with the replacement windows
and the addition of a porch railing; as such, this dwelling maintains moderate integrity from the historic period.

pitched gable-on-hip roof covered with asphalt and white gravel. It is a
wood-framed structure that is a clad with stucco and painted white. The front
of the house has a wide eave overhang that is supported by three square-wood
posts and an enclosed wall. Fenestration on the building consists mainly of
steel-framed casement windows.
