UTM Zone: 11S, 564580 mE; 3728103 mN
Neighborhood: La Quinta Country Club
Tract: La Quinta Golf Estates No 1; Recorded July 31, 1959, MB 37/98
Owner and Address: Anne W Nanni, David A Nanni; 1220 E 20th Avenue, Spokane WA 99203
Updated Description: The 48841 Avenido Fernando property was constructed in 1961 in the gated La Quinta Golf Estates
neighborhood within the La Quinta Country Club. The one-story single family residence was constructed in an International style.
The rectangular residence has a flat roof with narrow boxed eaves. The exterior is clad in stucco and stone veneer. A large, square
chimney extends from the interior of the residence. The residence has a recessed entryway and an attached carport. The 2006
survey showed one set of sliding glass windows and a series of fixed aluminum framed windows at the front elevation. The 2022
survey shows the large fixed windows spanning most of the front elevation of the residence that appear to have remained in-place.
The is one small horizontal sliding window adjacent to the front entrance. The roof appears to have been replaced between 2019 and
2021. Apart from the roof replacement, there do not appear to have been any significant alterations since the previous survey.
Updated Significance: A prior survey evaluated the property as status code 6Z - found ineligible for NRHP, CRHR, and Local
Register designation. The current survey found that the dwelling is associated with the theme of Residential Development (1934-
1970s), but it does not possess individual documented significance in relation to this theme. The current survey found that the
dwelling retains a sufficient level of integrity for individual eligibility at the national, state, and local level. The 2022 evaluation found
that the property should be assigned a 3S status code: appears eligible for NR as an individual property through survey evaluation.
Additionally, a 3CS status code should be added: appears eligible for CR individually through survey evaluation. Finally, the property
should be assigned a 5S2 status code: individually eligible for local listing or designation.
The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with
significant events or patterns of events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it
has not been identified as having an association with an important person; and not individually eligible under Criterion D/4/D, as
further study of the dwelling would not appear to yield information which could be considered important in local, regional, state, or
national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it was not
found to exemplify a special element of the City of La Quinta.
This property individually embodies the distinctive characteristics of an International style dwelling built in the La Quinta Golf
Estates neighborhood between the 1930s and 1970s and is considered individually significant under NRHP/CRHR/Local Criterion
C/3/C for embodying the distinctive characteristics of a type, period, or method of construction. As the dwelling has not been
substantially altered, this dwelling maintains integrity from the historic period.
