Updated Description: The 52640 Avenida Navarro residence was constructed in 1950 in the La Quinta Cove neighborhood. The
architecture style of the residence could not be determined due to low visibility. The one story single family residence features a low
pitch hipped roof clad in asphalt and gravel. the exterior is clad in stucco with wood frame windows at the front elevation. During the
prior 2006 survey, the residence was largely obscured by heavy vegetation and details of the residence were not well recorded. Since
the previous survey, the subject property has been surrounded by a high stone block privacy wall. The low-pitch hipped roof appear
extant. A wide wood beam patio roof has been constructed, extending from the front elevation. Aerial imagery suggest that
substantial alterations were also made to the dwelling by 2020.
Updated Significance: A prior survey evaluated the property as status code 5D1 - contributor to a district that is listed or
designated locally. The current survey found that the dwelling was constructed within the proposed La Quinta Cove Historic District
during the period of significance, but the architectural style did not appear to be consistent with the Spanish Revival style associated
with early development within the Cove between 1934 and 1950. The dwelling is associated with the theme of Residential
Development (1934-1970s), but it does not possess individual documented significance in relation to this theme. The 2022
evaluation is that the property should instead be assigned a 6Z status code: Found ineligible for NRHP, CRHR or Local Register
through survey evaluation.
The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with
significant events or patterns of events in local, regional, state, or national history; not individually eligible Criterion B/2/B, as it has
not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does not
embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion
D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional,
state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it
was not found to exemplify a special element of the City of La Quinta. Due to limited visibility during the current survey, the integrity
of the dwelling could not be determined, but substantial alterations appear to have been made since 2006.

sheathed in stucco, and visible windows are wood-framed. Architectural style
and further features and details could not be identified.
