Updated Description: The subject property was constructed in 1955 in the La Quinta Cove neighborhood. CRM Tech described
the property as a Ranch style single-family residence in 2006. Urbana staff conclude that the residence more specifically displays the
characteristics of a Tract Ranch style residential property. The one-story single-family residence has an "L" shaped plan. Exterior
walls are clad in stucco. The house has a very low-pitched hip roof and a flat roof above the garage. The prominent three-car garage
is clad in stucco and is a modern addition. There is one small horizontal sliding window, one tripartite (sliding-fixed-sliding) window,
and one window box at the front elevation. Since the previous survey, a decorative baseboard of narrow bricks has been added to
the front elevation. The residence has been painted tan. The protruding window box adjacent to the front door may be a recent
addition as it was not mentioned or pictured in the previous survey.
Updated Significance: A prior survey evaluated the property as status code 6Z - found ineligible for NRHP, CRHR, and Local
Register designation. The current survey found that the dwelling is associated with the theme of Residential Development (1934-
1970s), but it does not possess individual documented significance in relation to this theme. While the dwelling is located within the
proposed La Quinta Cove Historic District, it is a non-contributor due to its architectural style and date of construction.
The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with
significant events or patterns of events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it
has not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does
not embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion
D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional,
state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it
was not found to exemplify a special element of the City of La Quinta. As the dwelling has not been substantially altered, this
dwelling maintains integrity from the historic period.

setting, and boundaries) This one-story, Ranch-style single-family residence faces
north from the south side of Calle Chihuahua. The wood-framed, L-shaped
residence is topped with a low-pitched, simple-hip roof covered with asphalt
and gravel, and wide, open eaves shelter walls sheathed in stucco.
Fenestration consists of aluminum-framed, sliding windows, and the centered
entry is recessed beneath a skylight in the asymmetrical façade. An flat-
roofed, attached garage appears to be a modern addition.
