The one- story, single family residence was constructed in the Custom Ranch style with an "L" shaped form. The residence was topped with a low-pitch hipped roof with a flat roof over the garage. The residence was clad in stucco and horizontal boards. A brick chimney extends from the interior of the roof. The front elevation features one horizontal sliding window and one casement-fixed-casement tripartite window. The previous survey describes a gated breezeway between the residence and the attached garage. The east side of the residence appears to have been significantly altered since the previous survey. During the previous survey, the roof above the garage at the east side of the residence had a flat roof with a large, square chimney and a breezeway. During the current survey, the residence was surrounded by a privacy wall, however, it was evident that the garage space had been altered. In 2022, the flat roof above the garage had been changed to a front gable roof, and the breezeway appears to have been walled off. Updated Significance: A prior survey evaluated the property as status code 6Z - found ineligible for NRHP, CRHR, and Local Register designation. The current survey found that the dwelling is associated with the theme of Residential Development (1934- 1970s), but it does not possess individual documented significance in relation to this theme. While the dwelling is located within the proposed La Quinta Cove Historic District, it is a non-contributor due to significant exterior alterations to elevations facing the public right-of-way. The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with significant events or patterns of events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it has not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does not embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional, state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it was not found to exemplify a special element of the City of La Quinta. As the dwelling has been substantially altered, it no longer maintains integrity from the historic period. Description (continued): horizontal boards. Vertical boards are found under the front shed end, across the breezeway, and at the top of the garage façade. A painted brick chimney rises from the interior of the main mass, and a flat- roofed, square tower clad in horizontal boards tops the garage. Fenestration consists of steel-framed windows with casement sash and two tripartite, casement-fixed-casement assemblages on the façade, and the entry door is sheltered by the intersecting shed eaves on the asymmetrical façade. An unsheltered patio is enclosed by a wrought iron fence in front of the façade, and a very low, concrete block garden wall with short pillars borders the front yard.
