Updated Description: The subject property was constructed in 1951 in the La Quinta Cove neighborhood. CRM Tech described
the property as a Ranch style single-family residence in 2006. Urbana staff conclude that the original residence more specifically
displayed the characteristics of a Custom Ranch style residential property. Since the previous survey, the residence has been
renovated and the style has been converted to a Spanish Styled Ranch dwelling with Mission style elements. The low-pitch shed roof
has been renovated to a flat roof with Mission style parapets at the corners and center. The open veranda, spanning the front
elevation has been clad in red tiles. New vinyl sliding windows and a wood plank door with a metal grille over to door window have
been installed. The residence has been surrounded by surrounded by a high stucco clad privacy wall and the majority of the east
elevation is not visible from the public right-of-way.
Updated Significance: A prior survey evaluated the property as status code 6Z - found ineligible for NRHP, CRHR, and Local
Register designation. The current survey found that the dwelling is associated with the theme of Residential Development (1934-
1970s), but it does not possess individual documented significance in relation to this theme. While the dwelling is located within the
proposed La Quinta Cove Historic District, it is a non-contributor due to significant exterior alterations to elevations facing the public
right-of-way.
The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with
significant events or patterns of events in local, regional, state, or national history; not individually eligible Criterion B/2/B, as it has
not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does not
embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion
D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional,
state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it
was not found to exemplify a special element of the City of La Quinta. As the dwelling has been substantially altered, it no longer
maintains integrity from the historic period.

assemblages flank the entry. A dropped shed roof is supported by six square
wood posts, forming a full-width, open veranda that even extends over the
garage, which is set within the south side of the roughly symmetrical façade.
