A ORDINANCE OF THE CITY COUNCIL OF THE CITY OF LA
QUINTA, CALIFORNIA, REZONING CERTAIN PROPERTY
FROM TOURIST COMMERCIAL TO A MEDIUM DENSITY
RESIDENTIAL DESIGNATION
CASE NO.: CHANGE OF ZONE 2001-099
APPLICANT: PUERTA AZUL, L.L.C.
WHEREAS, the City Council of the City of La Quinta, California, did on
the 15"' day of May, 2001, hold a duly -noticed Public Hearing to consider the request
of Puerta Azul Partners, L. L.C. for a Zone Change to the City of La Quinta Zoning Map
designated as Tourist Commercial (TC) and to replace it with a Medium Density
Residential (RMH) designation; as shown on Exhibit "A", and more particularly
described as:
A.P.N. 761- 090-008 ; and
WHEREAS, the Planning Commission of the City of La Quinta, California,
did, on the 2Wh day of April, 2001, hold a duly -noticed Public Hearing and to consider
- the request of Puerta Azul Partners, L. L.C. for a Zone Change.
WHEREAS, at said Public Hearing, upon hearing and considering all
testimony and arguments, if any, of all interested persons desiring to be heard, said
City Council did find the following facts and reasons to justify the approval of said
Zone Change.
1 . This Zone Change is consistent the General Plan being amended, in that the
Zone Change categories proposed are consistent with the goals, objectives, and
policies in the General Plan.
2. The Zone Change is suitable and appropriate for the property involved because
it is an extension of the existing residential development.
3. The Zone Change is compatible with standards in the proposed Specific Plan
2001-053.
SECTION 1. The official Zoning Map for the City of La Quinta is hereby
amended for those areas shown on Exhibit "A" attached hereto and made a part of the
this Ordinance.

SECTION 2. ENVIRONMENTAL. Said Zoning Change request
determination that no significant environmental impacts which cannot be mitigated will
result from this project. Therefore, no further Environmental Assessment is necessary
pursuant to Public Resources code 15162 from the Guidelines for Implementation for
the California Environmental Quality Act.
SECTION 3. EFFECTIVE DATE: This Ordinance shall be in full force and
effect thirty (30) days after its adoption.
SECTION 4: POSTING. The City Clerk shall certify to the passage and
adoption of this Ordinance, and shall cause the same to be posted in at least three
public places designated by resolution of the City Council, and shall cause this
Ordinance and its certification, together with proof of posting, to be entered into the
Book of Ordinances of this City.
PASSED, APPROVED and ADOPTED at a regular meeting of the La Quinta City
Council, held on this 5" day of June, 2001, by the following vote, to wit:
AYES: Council Members Adolph, Henderson, Sniff
NOES: Mayor Pena
ABSENT: Council Member Perkins
ABSTAIN: None
