Self -Service Storage Rental Agreement
This rental agreement is entered into on this _day of _ 19 [x - , by and between AAA Storage, Owner,
85.521 Market Avenue, Indio, County of Riverside. California, 92201, and - Occupant, whose address is set forth below
along with the name and address of an alternative person to whom all not' required under haptcr 10 of the California Business and Professions Code may
be sent, if any. This agreement is entered into for the purpose of renting t esignated space herein described and not for the purpose of creating a bailment
or deposit of goods. This facility is not a warehouse, nor a public utility, defined in Section 216 of the Public Utilities Code.
It Is agreed by and between Owner and Occupant as follows:
1. Space and Rent. Owner rents to Occupant and Occupant rents from Owner space number C (size (hereinafter re-
ferred to as the "Space") located at the about referenced•address of Owner and included in a larger, facility at such address containing similar rented
real properly and common areas for the use
�of�Oc�tpant and other occupants (the entire facility at such address referred to as the "Facility").
Rent for the Space is the sum of f1LpO� er month. Rent is due and payable on the first da

pancy and said rent shall be paid by Occupant to Owner without deduction, offset, no

which is hereby acknowledged. Owner shall have the right to increase the monthly rent upon thirty days written notice to Occupant.
Administration fee, $10.00 nonrefundable is included.
Occupant agrees to pay a service charge of $10.00 per month per space rented by Occupant in a crit pro—videdfo,r erein is not paid
within 7 days of the due date, the purpose of the service charge being to defray the expenses of Owner caused by the delinquent payment. In addition; in
the event of a dishonored check from Occupant, a service charge of $15.00 shall be due to defray the expenses of Owner associated therewith.
Rents paid are not refundable, Irrespective of the non-use by occupant of the space during the rental term.
2. Acceptance of Space and Access. Occupant has examined the Space and the Facility and acknowledges and agrees that the Space and the common
area of the Facility are satisfactory for all purposes of Occupant, including the safety and security thereof, for which Occupant shall use the Space or
the common areas of the Facility.
Occupant shall have access to the Space and the common areas of the Facility only during such hours and days as are regularly posted at the Facility,
which hours and days are subject to change without notice.
3. Insurance. Occupant, at Occupant's sole expense, shall maintain on all personal property, in, on or about the Space and the Facility, a policy of
fire and extended coverage insurance, with theft, vandalism and malicious mischief endorsements, to the extent of at least 100010 of the full replacement
value of such personal property; provided that, to the extent Occupant does not maintain insurance as described above, Occupant shall be deemed to
have "self-insured"; and provided further, that in lieu of such insurance, Occupant may, in Occupant's sole discretion, elect to "self -insure" totally
(i.e. not insure with any duly licensed insurance company). To the extent that Occupant self -insures as described above, Occupant shall bear the entire
risk of loss or damage which would have been covered under the. aforementioned extended coverage insurance policy.
A. By placing his initials here, Occupant hereby represents and warrants to Owner that he shall maintain in force a policy of fire and ex-
tended coverage insurance with a face amount at least equal to 100% of the full replacement value of all personal property to be stored in, on or about
the Space and the Facility.
B. By placing his initials here, Occupant hereby warrants to Owner that he elects to self -insure and will bear the entire risk of loss or
damage to his personal property which would have been covered under an adequate policy of fire and extended coverage insurance.
Occupant hereby releases Owner from any and all claims from dama I or loss to Occupant's personal property in, on or about the Facility, that
are caused by or result from risks which would, are, or would be insured 't in the extended coverage insurance policy described above and hereby
waives any and all rights of recovery against Owner in connection with a mage which is or would be covered by any such policy. While certain in-
formation may be made available to Occupant with respect to insurance, Owner is not an insurer, is not affiliated with any insurance company, does

RULES & REGULATIONS
1. ALL RENTS ARE DUE AND PAYABLE ON OR BEFORE THE FIRST DAY OF EACH MONTH.
2. MINIMUM RENTAL PERIOD IS ONE MONTH. RENTS PAID ARE NOT REFUNDABLE.
3. A LATE CHARGE OF $10.00 WILL APPLY IF RENT IS NOT RECEIVED WITHIN SEVEN DAYS OF DUE DATE.
4. TENANT TO PROVIDE OWN LOCK AND KEY.
5. PERISHABLE, FLAMMABLE, TOXIC WASTE, HAZARDOUS OR EXPLOSIVE GOODS ARE NOT ALLOWED
IN STORAGE (NO FOOD).
6. NO SMOKING IN OR AROUND UNIT.
7. ALL PETS MUST REMAIN IN VEHICLE AT ALL TIMES.
8. PLEASE OBSERVE 5 M.P.H. SPEED LIMIT.
9. PLEASE OBSERVE GATE AND OFFICE HOURS.
10. PLEASE DISPOSE OF YOUR TRASH IN*THE DUMPSTER NEAR THE GATE.
11. ALL CASH PAYMENTS MUST BE MADE IN PERSON.
12. INSURANCE ON CONTENTS IS YOUR RESPONSIBILITY. LANDLORD PROVIDES NO INSURANCE.
