Dear Mr. & Mrs. Stephen,
The Architectural Committee has reviewed your application for an Architectural Variance to construct a pool,
spa, awning, patio extension and new side gate at your 54-018 Riviera.residence.
The pool and spa addition is acceptable based on compliance with the Architectural Guidelines and
HOA CC&R's. The proposed pool/spa construction is in accordance with the Plan Sheet 1, prepared by
Teserra. The proposed 19'-0" long retractable awning is acceptable based on compliance with the Architectural
Guidelines and HOA CC&R's. The proposed location and material specifications are as submitted by
DropShades. The mounting of this unit is to be similar to the other awnings installed on, the street, which are
top mountings and not side mountings.
The following comments and/or requirements. are pertinent to this application.
1. Stake the rear property corners for reference during construction and final inspection based on `condo
plan' dimensions.
2. This review does not include the barbecue island. Please provide a picture and call -out of finish and
colors of the island.
3. The homeowner and the contractor to schedule a meeting with the Landscape and Irrigation Manager,
Bill Bobbitt, and the Maintenance Manager, William. Aceves, prior to the start of any work. The
contractor is responsible for locating and marking existing lines and underground systems. Any damage
or disruption is to be repaired immediately.
4. The homeowner is to contact the HOA for a roof inspection both before and after the work at the heater
flu penetration.
-5. Any electrical wiring exposed during construction must be reported to the Association.
6. The contractor to repair and/or replace any damaged irrigation, landscape, hardscape, lights or street
surface to the satisfaction of. the HOA.
7. All modifications to the existing sprinkler systems are to be made by the contractor to the satisfaction of
the HOA.
8. All landscaping repairs and new landscaping is to be approved by the landscape manager.
9. All site drainage is to be properly engineered and installed to prevent any flooding.
10. The homeowner and contractor are advised to comply with the contractors working guidelines and
vehicle rules.

11. The contractor is not allowed to stockpile any material, equipment or construction debris in the street.
All debris must be cleaned up daily.
12. The street gutters cannot be used for concrete wash out and the contractor is responsible for keeping the
gutter clear and free of debris.
13. Provide a signed set of plans, stamped by the City of La Quinta. Provide the city issued permit.
14. The HOA is not responsible for verifying property lines, easements, existing utility. services, irrigation
and drainage lines.
15. The homeowner and the contractor are to schedule a meeting with the landscape and irrigation manager
and the maintenance manager prior to submitting a Notice of Completion.
16. Upon completion, the homeowner is required to provide a signed copy of the city inspection card and
the Contractor Certification letter (enclosed).
17. The project should be completed within three months from the date of this letter.
We reserve the right to make a final inspection of this change to make sure that it matches the original request.
An approval is based only on the aesthetics of your proposed plan and should not be taken as any certification
as to the construction worthiness or structural integrity of the proposed change..
