The Architectural Committee has reviewed your'Architectural Variance Request. The proposed, project scope„
includes an Alumawood Solid'Panel with beams patio cover; -ceiling fans, barbecue, TV, custom cabinets, gas
line, putting green and lighting based upon the revised plans dated August 30, 2016. Also reviewed was the.
-plan of thel precast concrete paver system date 'stamped September 21, 2016. These modifications are `in .
- accordance with the Architectural Guidelines, Homeowner's Association CC&R's •and Maintenance and
Indemnity greement and are subject to the conditions and requirements as noted herein_
Bill Bobbitt Landscape & Irrigation -Manger, is requesting a landscaping plan with a legend.
Note: Theapplicable iiems in the letter to you from the Architectural Committee dated August 11, 2016 remain
in effect.
The following comments and requirements are applicable to the Committee's review ind acceptance:
1. Contractor tc schedule a meeting with Bili Bobbitt, Landscape and Irrigation Manager, and, Williain
Aceves, Lighting & Maintenance Manager, prior to starting any demolition.
2. The interpretation of the final drawing views is difficult to understand, so our interpretation 'is a
qualified acceptance. Any questions need to be clarified.
3. This review and acceptance does not include the Glu -Lam beams with framing:hardware patio, cover
design, per the homeowner. '
4.' The detail of the column detail for the Alumawood steel post to be provided.' It is understood, the
existing wood frame and stucco 18 -inch square columns remain as is and no neer column provided:
5. The contractor will repair and/or replace any damage to the common area from project site to street,
including the landscape, lighting, drainage, irrigation system, hardscape and/or street surface to the
.'satisfaction of the HOA.
6: Cabinet color is to match existing stucco color with stainless steel door.
7. All new or relocated electrical lighting power to be on homeowner's circuit. Any new yard lighting
is to be appropriate low-level lighting, sensitive to compatible nightscape and adjacent properties.

8. The Precast Concrete paver system installation is to maintain code required clew, ance at doorway and
stucco weep screeds, code required drainage and comply with the manufacturer's installation
specifications. Pavers to be per submitted sample.
9. Any electrical wiring exposed during construction must be reported to the HGA and reinstalled by
homeowner's contractor.
10. A copy of the signed -off City of La Quinta Inspection Card for all permit required work must be
submitted prior to the `Notice of Completion' form. (Alumawood Patio Structure, Electrical,
Plumbing.)
11. All irrigation changes are the responsibility of the homeowner and are to be done to the satisfaction of
the HOA.
12. All disturbed lawn area is to be repaired and graded to match existing and -be lower than the patio
surface.
13. The HOA cannot provide approval for work access from the golf course.
14. Rainbird or Toro'/<-gpm fixed rate bubblers and schedule 80 risers must be used
15. The contractor to perform all work according to City of La Quinta building codes and HOA
guidelines.
16. The contractor cannot stockpile materials in the street. .
17. The contractor is to keep the street clean daily. The street gutters are not to be used for concrete and
construction material clean up. The contractor cannot wash debris down the street gutter.
18. The contractor is to observe all Association rules and regulations. Contractor vehicles are to be
parked on one side of the street.
19. The homeowner, the contractor, the landscape and maintenance managers to wa Nk the project prior to
filing a `Notice of Completion' form. The contractor's verification form mus! be provided at this
time.
20. A Maintenance and Indemnity Awreemeni shall be signed prior to the start of work and reviewed at
the, completion of the project. Same shall delineate all applicable work, which current and future
owners shall be compelled to solely maintain and/or replace as needed and the document shall be
recorded with the County of Riverside and runs with the land.
21. The contractor and homeowner to furnish a signed Notice of Completion Certification Forn:
(enclosed) with request for Notice of Completion.
We reserve the right to make a final inspection of this change to make sure that it matches the original request.
An approval is based only on the aesthetics of your proposed plan and should not be taken as any certification
as to the construction worthiness or structural integrity of the proposed change.
