Dear Mr. Hart:
The Architectural Committee hereby approves the addition -and construction of
the'golf cart garage at the front of your home on Riviera. 'his approval is
subject to the following conditions:
1. All construction materials shall be stockpiled in the driveway or
existing garage. Nothing is to b stockpiled on the street.
2.. At the end of each day, all debris and trash on site shall be
placed in appropriate. containers to prevent it being blown on to
the surrounding areas.
3. Any damage or alteration, to existing landscaping and the
irrigation system, as a result of this construction, shall be
repaired by the Association's maintenance contractor. .Any expense
incurred in this connection shall be borne by you.
4. The Association recently seal -coated the street in front of your
home. When your contractor cuts the curb for the cart driveway in
accordance with the approved plan, care must be taken to prevent
any damage to the existing street. Should any, damage occur, it
shall be repaired at your expense.
5. The Association's regulations require a performance bond in the
form of a construction deposit for improvements of this nature.
Please remit your check payable to the Association in the amount
of $1,000.00. This deposit will be returned to you upon final
approval of the project by the Association and the. City of La
Quinta together with assurance that all bills have been paid.

Other obvious considerations are also applicable, such as adherence to the
City's normal restrictions on working hours and normal courtesies to neighbors
and residents at PGA West.
This approval DOES NOT include raising the wall between your home and that of
your neighbors at 56-065 Riviera. Should you desire to make such an alteration,
please submit a detailed plan including the precise method to be used to tie the
new portion to the existing wall. It will also be necessary that you obtain
written approval form your neighbors, Mr. and Mrs. Bob Suchel.
Good luck with the new addition to your home. I'm certain you will really enjoy
having your own golf cart garage and the added convenience that it offers.
Please indicate .your acceptance of these conditions by signing and returning one
copy of this letter to the undersigned.
