Updated Description: The 51030 Avenida Herrera residence was constructed in 1957 in the La Quinta Cove neighborhood. CRM
Tech described the property as a Modern style single-family residence in 2006. Urbana staff conclude that residence more
specifically displays the characteristics of a Contemporary style residential property. The residence is a one-story, single family
residence with a low-pitch shed roof with open eaves and exposed rafters. The exterior is clad in vertical siding. At the front elevation
there is a large multi-pane casement window and a vertical sliding window. The residence has an asymmetrical facade with an open
beamed patio. The subject property does not appear to have had significant alterations since last surveyed.
Updated Significance: A prior survey evaluated the property as status code 6Z - found ineligible for NRHP, CRHR, and Local
Register designation. The current survey found that the dwelling is associated with the theme of Residential Development (1934-
1970s), but it does not possess individual documented significance in relation to this theme. While the dwelling is located within the
proposed La Quinta Cove Historic District, it is a non-contributor due to its architectural style and date of construction.
The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with
significant events or patterns of events in local, regional, state, or national history; not individually eligible Criterion B/2/B, as it has
not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does not
embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion
D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional,
state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it
was not found to exemplify a special element of the City of La Quinta. As the dwelling has not been substantially altered, this
dwelling maintains integrity from the historic period.

setting, and boundaries) This one-story, Modern-style single-family residence faces
west from the east side of Avenida Herrera. The rectangular residence is
topped with a low-pitched, shed roof covered with asphalt and white gravel,
and wide, open eaves with exposed rafters and fascia boards shelter painted
concrete block walls and wide, flush vertical boards. Fenestration consists
of steel-framed, casement and aluminum-framed, sliding windows, and a small,
open beamed patio supported by two square, wood posts shelters a modest entry
on the asymmetrical façade.
