Updated Description: The 51537 Avenida Herrera residence was constructed in 1937 in the La Quinta Cove neighborhood. The
one-story single-family residence was constructed in the Spanish Colonial Revival style. The residence has an "L" shaped form with a
cross-gable and shed roof. There is a front porch at the front elevation, created by the overhang of the roof in the "L" of the
residence, supported by narrow wood posts. At the front elevation are are multi-pane windows set within the front porch. At the
front most wing there is a vertical sliding window with a large rustic wood lintel above. A stucco clad chimney extends from the side
elevation. Three vigas extend from the the front most wing along the roofline. During the current survey, the subject property was
largely obscured by a large privacy wall and construction fencing. However, it does not appear that there has been any substantial
alterations to the residence since the previous survey. The red tile roofing, front sliding window, wood beamed porch, the prominent
wood lintel and vigas were visible and extant.
Updated Significance: This dwelling is a contributor to the La Quinta Cove Thematic Historic District which is considered eligible
under Local Criterion B (events) for its association with the Residential Development theme. The Cove district is also considered
eligible under Local Register Criterion A (special element) as the first residential subdivision within the boundaries of the city
constructed with Spanish Revival style homes and eligible under Local Register Criterion E as a geographically definable area
possessing a concentration of buildings, structures, and improvements linked historically. Pending additional in-person evaluation,
the dwelling may retain a sufficient level of integrity from the 1935 to 1950 period of significance for individual designation. The
district is not formally designated, and the property is assigned a 5B status code: Locally significant both individually (listed, eligible,
or appears eligible) and as contributor to a multi-component resource like a district that is locally listed, designated, determined
eligible, or appears eligible through survey evaluation.
The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with
significant events or patterns of events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it
has not been identified as having an association with an important person; and not individually eligible under Criterion D/4/D, as
further study of the dwelling would not appear to yield information which could be considered important in local, regional, state, or
national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it was not
found to exemplify a special element of the City of La Quinta.
This property appears to individually embody the distinctive characteristics of a Spanish Colonial Revival style “casita” bungalow
built in the Cove during the 1930s and, pending additional in-person observation, may be considered individually significant under
Local Criterion C for embodying the distinctive characteristics of a type, period, or method of construction. Due to limited visibility
during the current survey, the integrity of the dwelling could not be determined.

"L" shaped ranch home is one of a number in The Cove that are Spanish Colonial Revival in style with Pueblo
Revival influences. Stucco sheathed house features multi-level shed roof of red clay tile. Long part of "L" is
higher and runs from street front to back of house. Front facade of wing features 3 vigas underneath slanting
roof. A large wooden lintel caps a recessed space (originally held a set of wooden double doors) with a smaller
window set in the middle. Front porch with secondary shed roof runs parallel to this long wing, and is
connected perpendicularly by foot of "L" which has its own narrow porch. Roof is lower than that of long
wing but higher than porch roof. Both roofs extend out and are supported by spare wooden posts to create an
"L" shaped porch. A wooden door is located at juncture of wings under the roof overhang. Fenestration is
asymmetrical with a single multi -paned window along long wing and double, multi -paned windows along short
wing. A stucco clad chimney is located on end wall of short wing.
