Updated Description: The 78582 Avenida La Fonda residence was constructed in 1951 in the Desert Club neighborhood. CRM
Tech described the property as a one-story Modern style building in 2006. Urbana staff conclude that building more specifically
displays the characteristics of Spanish Styled Ranch duplex. This one- story, multi-family / duplex property faces south from the
north side of Avenida La Fonda. The essentially rectangular duplex building is topped with a low-pitched, side gabled roof covered
with brown composite asphalt shingles, and wide, open eaves with exposed fascia boards are above exterior walls sheathed in
stucco. Fenestration consists of steel framed, multi-paned fixed and casement windows and an open veranda supported by thin,
square wood posts between segmental arched runs the full length of the asymmetrical front elevation.
Updated Significance: A prior survey evaluated the property as status code 6Z - found ineligible for NRHP, CRHR, and Local
Register designation. The current survey found that the dwelling is associated with the theme of Residential Development (1934-
1970s), but it does not possess individual documented significance in relation to this theme.
The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with
significant events or patterns of events in local, regional, state, or national history; not individually eligible Criterion B/2/B, as it has
not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does not
embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion
D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional,
state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it
was not found to exemplify a special element of the City of La Quinta. As the dwelling has not been substantially altered, this
dwelling maintains integrity from the historic period.

asphalt and gravel, and wide, open eaves with exposed rafters and fascia
boards shelter walls sheathed in stucco. Fenestration consists of steel-
framed, multi-paned fixed and casement windows, some of which have been
painted opaque, and an open veranda supported by thin, square wood posts wraps
around the asymmetrical façade and east elevation.
