The one- story multi-family residence was constructed in a Custom Ranch style with Contemporary influences. It has a rectangular plan and a low-pitch shed roof. The roof has a moderate overhang with open eaves. The exterior is clad in stucco. At the front elevation there are seven large fixed windows, one small horizontal sliding window, and two entrance doors. The current survey shows there has not been any alterations to the residence since prior survey. Updated Significance: A prior survey evaluated the property as status code 6Z - found ineligible for NRHP, CRHR, and Local Register designation. The current survey found that the dwelling is associated with the theme of Residential Development (1934- 1970s), but it does not possess individual documented significance in relation to this theme. The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with significant events or patterns of events in local, regional, state, or national history; not individually eligible Criterion B/2/B, as it has not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does not embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional, state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it was not found to exemplify a special element of the City of La Quinta. As the dwelling has not been substantially altered, this dwelling maintains integrity from the historic period. The wood-framed triplex appears rectangular in plan and is topped with a low-pitched shed roof. Wide, open eaves with exposed rafters and fascia boards shelter walls sheathed in stucco. Fenestration consists of steel-framed, fixed and casement windows, and a pair of modern, paneled wood doors is unsheltered on the asymmetrical façade. *P3b.
