Identifier: 773153013 Date Constructed: 1936
UTM Zone: 11S, 563247 mE; 3726034 mN
Neighborhood: The Cove
Tract: Santa Carmelita Unit No 2; Recorded February 28, 1934, MB 18/56
Owner and Address: Ethan Benjamin Grant, Keri Lynn Berka; 5691 Mangrum Drive, Huntington Beach CA 92649
Updated Description: The 51775 Avenida Madero residence was constructed in 1936 in the La Quinta Cove neighborhood. The
residence was constructed in the Spanish Colonial Revival style. The one-story house has an "I" shaped form with a low-pitched red
tile roof with dark stained wood in the gable ends. Exterior walls are clad in stucco. During the prior 1997 survey the residence was
surrounded by a high privacy wall making it difficult to observe details of the residence. Since then the privacy wall surrounding the
property has been replaced with a higher stucco wall with lettering saying "Hacienda HT 1936." Based on what is visible, it appears
that large wood lintels above windows have been removed, but no other significant alterations to the residence have been noted.
The tile roofing, vigas, wood gable ends, and brick chimney appear to be original features.
Updated Significance: This dwelling is a contributor to the La Quinta Cove Thematic Historic District which is considered eligible
under Local Criterion B (events) for its association with the Residential Development theme. The Cove district is also considered
eligible under Local Register Criterion A (special element) as the first residential subdivision within the boundaries of the city
constructed with Spanish Revival style homes and eligible under Local Register Criterion E as a geographically definable area
possessing a concentration of buildings, structures, and improvements linked historically. Pending additional in-person evaluation,
the dwelling may retain a sufficient level of integrity from the 1935 to 1950 period of significance for individual designation. The
district is not formally designated, and the property is assigned a 5B status code: Locally significant both individually (listed, eligible,
or appears eligible) and as contributor to a multi-component resource like a district that is locally listed, designated, determined
eligible, or appears eligible through survey evaluation.
The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with
significant events or patterns of events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it
has not been identified as having an association with an important person; and not individually eligible under Criterion D/4/D, as
further study of the dwelling would not appear to yield information which could be considered important in local, regional, state, or
national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it was not
found to exemplify a special element of the City of La Quinta.
This property appears to individually embody the distinctive characteristics of a Spanish Colonial Revival style “casita” bungalow
built in the Cove during the 1930s and, pending additional in-person observation, may be considered individually significant under
Local Criterion C for embodying the distinctive characteristics of a type, period, or method of construction. Due to limited visibility
during the current survey, the integrity of the dwelling could not be determined.

An "I" shaped Spanish Colonial ranch house, the residence is in good condition and well maintained. It
features a low-pitched red tile roof, stucco walls, and dark stained wood within the gables. At least one
window (at rear) is of a newer metal type. There are two chimney stacks: the southern one is newer, made of
ceramic brick or tile, and hooded; the northern one is more typical of the period, being of smooth stucco. The
left wing has the typical vertical wood in gable pattern, but also contains an atypical large wood beam beneath
with supports at either side, which is above a large winodw. At least one other house (51-835 Avenida Diaz)
has this left wing wall pattern. It is very unlikely that the right wing still holds the original garage, as the area
is enclosed with tall bushes and the current driveway is at the left (south) of the house. A modern stucco wall
and tall vegetation surround the house.
