DPR 523L (09/2013)
Identifier: CRM TECH 1885-46 Date Constructed: 1954
UTM Zone: 11S, 563366 mE; 3725629 mN
Neighborhood: The Cove
Tract: Santa Carmelita Unit No 2; Recorded February 28, 1934, MB 18/56
Owner and Address: Salvador Pina, Elia A Pina; PO Box 354, La Quinta CA 92247
Updated Description: The 51984 Avenida Madero residence was constructed in 1954 in the La Quinta Cove neighborhood. CRM
Tech described the property as a Modern style single-family residence in 2006. It is a Tract Ranch style house. The one-story
residence has a rectangular plan with a low-pitched side-gable roof with open eaves. Exterior walls are clad in stucco with portions
clad in a stone veneer. A veranda at the front elevation is supported by square wood posts. Pierced block screen walls appear to have
been added to the veranda after construction. The original attached garage had been converted to a living space with an attached
carport extending towards the front of the property, supported by thick stucco posts. The residence is surrounded by a stucco
privacy wall. There does not appear to have been any significant alterations to the residence since the previous survey.
Updated Significance: A prior survey evaluated the property as status code 6Z - found ineligible for NRHP, CRHR, and Local
Register designation. The current survey found that the dwelling is associated with the theme of Residential Development (1934-
1970s), but it does not possess individual documented significance in relation to this theme. While the dwelling is located within the
proposed La Quinta Cove Historic District, it is a non-contributor due to its architectural style and date of construction.
The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with
significant events or patterns of events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it
has not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does
not embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion
D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional,
state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it
was not found to exemplify a special element of the City of La Quinta. As the dwelling has not been substantially altered, this
dwelling maintains integrity from the historic period.
