51371 Martinez (Avenida)
DPR 523L (09/2013)
Identifier: CRM TECH 1885-47 Date Constructed: 1958
UTM Zone: 11S, 564298 mE / 3726107 mN
Neighborhood: The Cove
Tract: Santa Carmelita Unit No 14; Recorded June 30, 1935, MB 18/83
Owner and Address: David M Steinen, Diane Steinen; 51371 Avenida Martinez, La Quinta CA 92253
Updated Description: The 51371 Avenida Martinez residence was constructed in 1958 in the La Quinta Cove neighborhood. CRM
Tech described the property as a Modern style single-family residence in 2006. Urbana staff conclude that residence more
specifically displays the characteristics of a Contemporary style residential property. The one-story single family residence was
constructed with an "L" shaped form. The residence was clad in stucco, save the attached garage. During the previous survey, the
attached garage was under construction. In 2022, the garage construction is completed and that portion of the residence is clad in
vertical siding, while the rest of the residence remains clad in stucco. The residence has a low pitch cross gable roof with open eaves.
The only windows at the front elevations are narrow sidelites on each side of the front door. The residence has a prominent brick
chimney at the front elevation, near the front entrance. There does not appear to have been any other significant alterations to the
residence since the previous survey.
Updated Significance: A prior survey evaluated the property as status code 6Z - found ineligible for NRHP, CRHR, and Local
Register designation. The current survey found that the dwelling is associated with the theme of Residential Development (1934-
1970s), but it does not possess individual documented significance in relation to this theme. While the dwelling is located within the
proposed La Quinta Cove Historic District, it is a non-contributor due to its architectural style and date of construction.
The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with
significant events or patterns of events in local, regional, state, or national history; not individually eligible Criterion B/2/B, as it has
not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does not
embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion
D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional,
state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it
was not found to exemplify a special element of the City of La Quinta. As the dwelling has not been substantially altered, this
dwelling maintains integrity from the historic period.
