Updated Description: The 51116 Avenida Mendoza residence was constructed in 1957 in the Village commercial district. The one-
story, Tract Ranch style single-family residence faces west from the east side of Avenida Mendoza. Constructed on a concrete slab
foundation, the wood-framed, rectangular residence is topped by a low-pitched, side-gabled roof, and narrow, open eaves with
fascia boards that sit above walls clad in stucco. Fenestration consists of aluminum-framed, sliding windows, and the entrance door
and miniature stoop which are covered by the front eave overhang. An attached, partially open- walled carport is found left on the
entry on the north end of the façade, where the front pitch of the side gable is supported on the side elevation by four square, wood
posts. The front yard has been nearly completely converted to hardscape and is filled with exposed loose aggregate.
Updated Significance: A prior survey evaluated the property as status code 6Z - found ineligible for NRHP, CRHR, and Local
Register designation. The current survey found that the dwelling is associated with the theme of Residential Development (1934-
1970s), but it does not possess individual documented significance in relation to this theme.
The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with
significant events or patterns of events in local, regional, state, or national history; not individually eligible Criterion B/2/B, as it has
not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does not
embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion
D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional,
state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it
was not found to exemplify a special element of the City of La Quinta. As the dwelling does not appear to have been substantially
altered besides this possible addition, this dwelling maintains integrity from the historic period. Between 2006 and 2008, the
aluminum sliding glass windows along the west elevation were removed and replaced with two smaller aluminum framed sliding
glass windows. Apart from the window alteration, the dwelling has not been substantially altered, and maintains integrity, to a
limited degree, from the historic period.
