Updated Description: The 52486 Avenida Mendoza residence was constructed in 1936 in the La Quinta Cove neighborhood. The
one story single family residence was constructed in the Spanish Colonial Revival style with an "H" shaped plan. The residence has
multi-level shed roofs intersected by the front porch roof. The roof is clad in red barrel tiles. The exterior is clad in stucco. The front
porch at the center of the residence has been enclosed, a detached garage was added after initial construction, and two small
building extensions were added along the north elevation. At the roof line, there are four vigas at the front wing of the residence.
Since the previous survey, the sliding windows at the front elevation have been replaced with double hung windows. There does not
appear to have been any other alterations.
Updated Significance: This dwelling is a contributor to the La Quinta Cove Thematic Historic District which is considered eligible
under Local Criterion B (events) for its association with the Residential Development theme. The Cove district is also considered
eligible under Local Register Criterion A (special element) as the first residential subdivision within the boundaries of the city
constructed with Spanish Revival style homes and eligible under Local Register Criterion E as a geographically definable area
possessing a concentration of buildings, structures, and improvements linked historically. The dwelling retains integrity from the
1935 to 1950 period of significance for the Cove. Because the district is not formally designated, it is assigned a 5D2 status code:
Contributor to a multi-component resource that is eligible for local listing or designation.
The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with
significant events or patterns of events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it
has not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does
not embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion
D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional,
state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it
was not found to exemplify a special element of the City of La Quinta. As the dwelling has not been substantially altered, this
dwelling maintains integrity from the historic period. While the dwelling has been altered since initial construction, additions are
compatible but differentiated from initial construction. The essential form of the casita remains intact to the degree necessary for
contributor status.

This 1936 "H" -shaped Cove ranch house is Spanish Colonial Revival in style, its single -story structure
stucco -clad with red clay tile roofs. The east -west oriented parallel wings feature shed roofs which cant to
opposite sides. Four vigas align with the slant of the roof in each wing. The southern wing retains an original
large wood lintel on its west elevation with two new windows positioned below. The other wing features a
projecting bay covered by a clay tile roof. A shed roof which juts out in the center, perpendicular to the wings,
originally covered a porch which is now enclosed with aluminum sliding windows. A wood plank fence
surrounds the grounds which contain mature trees and shrubs. Other additions, including an adjacent building,
have created a 4 -unit property.
