Updated Description: The 52519 Avenida Mendoza residence was constructed in 1936 in the La Quinta Cove neighborhood. The
one story single family residence was constructed in a Spanish Colonial Revival style with an "L" shaped plan. The residence has a
multi-level shed roof clad in red tiles. At the front elevation there are three vigas at the roof line and a wood lintel above the
horizontal sliding window. There is a front porch within the "L" of the residence. The subject property is surrounded by a large stucco
clad privacy wall. Based on what is visible, there does not appear to have been any significant alterations to the residence. The red
tile slant roof with protruding roof beams and the white stucco siding is extant.
Updated Significance: This dwelling is a contributor to the La Quinta Cove Thematic Historic District which is considered eligible
under Local Criterion B (events) for its association with the Residential Development theme. The Cove district is also considered
eligible under Local Register Criterion A (special element) as the first residential subdivision within the boundaries of the city
constructed with Spanish Revival style homes and eligible under Local Register Criterion E as a geographically definable area
possessing a concentration of buildings, structures, and improvements linked historically. Pending additional in-person evaluation,
the dwelling may retain a sufficient level of integrity from the 1935 to 1950 period of significance for individual designation. The
district is not formally designated, and the property is assigned a 5B status code: Locally significant both individually (listed, eligible,
or appears eligible) and as contributor to a multi-component resource like a district that is locally listed, designated, determined
eligible, or appears eligible through survey evaluation.
The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with
significant events or patterns of events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it
has not been identified as having an association with an important person; and not individually eligible under Criterion D/4/D, as
further study of the dwelling would not appear to yield information which could be considered important in local, regional, state, or
national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it was not
found to exemplify a special element of the City of La Quinta.
This property appears to individually embody the distinctive characteristics of a Spanish Colonial Revival style “casita” bungalow
built in the Cove during the 1930s and, pending additional in-person observation, may be considered individually significant under
Local Criterion C for embodying the distinctive characteristics of a type, period, or method of construction. Due to limited visibility
during the current survey, the integrity of the dwelling could not be determined.

This 1936 "L" shaped Spanish Colonial Revival style ranch house incorporates Pueblo Revival details.
Stucco -sheathed house features a multi-level shed roof of red clay tile. Long part of the "L" is higher and runs
from street front to back of house. Front facade of this wing features three vigas aligned with the roof line. A
massive wood lintel spans the area that originally held double doors. This space has been built out and two
narrow windows added. Front porch with secondary shed roof which runs parallel to long wing has been
enclosed. Perpendicular original porch has also been enclosed and windows and doors added. Tapered stucco
clad chimney is located on end wall of short wing.
