Updated Description: The 51622 Avenida Navarro residence was constructed in 1951 in the La Quinta Cove neighborhood. CRM
Tech described the property as a Modern style single-family residence in 2006. Urbana staff conclude that residence more
specifically displays the characteristics of a Custom Ranch style residential property with Contemporary influences. The one-story
single family residence has a low-pitched hip roof with open eaves. The exterior is clad in stucco. The residence has an attached
carport . The front elevation features two large multi-pane casement windows. During the current survey, the residence was largely
obscured by heavy vegetation. However, it does not appear the there has been any significant alterations to the property. The large
multi-pane windows, the hipped roof, stucco exterior, and attached carport are visible and extant.
Updated Significance: A prior survey evaluated the property as status code 6Z - found ineligible for NRHP, CRHR, and Local
Register designation. The current survey found that the dwelling is associated with the theme of Residential Development (1934-
1970s), but it does not possess individual documented significance in relation to this theme. While the dwelling is located within the
proposed La Quinta Cove Historic District, it is a non-contributor due to its architectural style and date of construction.
The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with
significant events or patterns of events in local, regional, state, or national history; not individually eligible Criterion B/2/B, as it has
not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does not
embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion
D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional,
state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it
was not found to exemplify a special element of the City of La Quinta. As the dwelling has not been substantially altered, this
dwelling maintains integrity from the historic period.

shaped residence is topped with a low-pitched, simple hip roof covered with
asphalt and white gravel, and wide, open eaves with fascia boards shelter
walls sheathed in stucco. Fenestration consists of steel framed paired or
banded casement windows, and the entry door faces south

*P3a. Description (continued): beneath an attached, nearly flat-roofed carport on the
right façade. The carport is partially open walled with one side of the
projecting, very low-pitched, front gable supported by a square, stuccoed
pillar and the other side supported by the southern elevation, which has a
geometric design of six square openings at the west end.
