Updated Description: The subject property was constructed in 1938 in the La Quinta Cove neighborhood The residence is a one
story single family home constructed in the Spanish Colonial Revival style. The building has an irregular form with a low pitched
cross gable roof clad in red tiles, and no eaves. The exterior is clad in stucco with a stucco clad chimney at the north elevation. The
residence has a narrow roof extension over the front entry. The building has an attached carport covered with wood lattice. The
subject property is surrounded by a privacy wall and heavy vegetation. Based on what is visible, there does not appear to have been
any significant alterations since the previous survey. The cross gable roof clad in red barrel tiles is extant. The stucco siding and the
wood lattice cover at the front elevation are also extant.
Updated Significance: This dwelling is a contributor to the La Quinta Cove Thematic Historic District which is considered eligible
under Local Criterion B (events) for its association with the Residential Development theme. The Cove district is also considered
eligible under Local Register Criterion A (special element) as the first residential subdivision within the boundaries of the city
constructed with Spanish Revival style homes and eligible under Local Register Criterion E as a geographically definable area
possessing a concentration of buildings, structures, and improvements linked historically. Pending additional in-person evaluation,
the dwelling may retain a sufficient level of integrity from the 1935 to 1950 period of significance for individual designation. The
district is not formally designated, and the property is assigned a 5B status code: Locally significant both individually (listed, eligible,
or appears eligible) and as contributor to a multi-component resource like a district that is locally listed, designated, determined
eligible, or appears eligible through survey evaluation.
The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with
significant events or patterns of events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it
has not been identified as having an association with an important person; and not individually eligible under Criterion D/4/D, as
further study of the dwelling would not appear to yield information which could be considered important in local, regional, state, or
national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it was not
found to exemplify a special element of the City of La Quinta.
This property appears to individually embody the distinctive characteristics of a Spanish Colonial Revival style “casita” bungalow
built in the Cove during the 1930s and, pending additional in-person observation, may be considered individually significant under
Local Criterion C for embodying the distinctive characteristics of a type, period, or method of construction. Due to limited visibility
during the current survey, the integrity of the dwelling could not be determined.

setting, and boundaries) This one-story, Spanish Eclectic-style single-family
residence faces west from the east side of Avenida Navarro. The wood-framed,
irregular-shaped residence is topped with a low-pitched, cross-gabled roof
with no eaves and covered with red clay tiles. Walls are sheathed in stucco,
and a stuccoed, end wall chimney is found on the north elevation.
Fenestration consists of aluminum-framed, sliding windows, and one square
