Updated Description: The subject property was constructed in 1959 in the La Quinta Cove neighborhood. CRM Tech described
the property as a Modern style single-family residence in 2006. It is a Contemporary style residence with International influences.
The residence has a cantilevered flat roof with broad overhanging eaves. The eaves extend to create an open veranda at the front
elevation supported by narrow wood posts. There is an attached carport at the side. The subject property is surrounded by a high
privacy wall and is not fully visible from the public right of way. Based on what is visible, there does not appear to have been any
significant alterations since the previous survey apart from the replacement of a multi-pane metal framed casement window on the
east (front) elevation. The flat roof with narrow support posts are visible and extant.
Updated Significance: A prior survey evaluated the property as status code 6Z - found ineligible for NRHP, CRHR, and Local
Register designation. The current survey found that the dwelling is associated with the theme of Residential Development (1934-
1970s), but it does not possess individual documented significance in relation to this theme. While the dwelling is located within the
proposed La Quinta Cove Historic District, it is a non-contributor due to its architectural style and date of construction.
The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with
significant events or patterns of events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it
has not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does
not embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion
D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional,
state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it
was not found to exemplify a special element of the City of La Quinta. Due to limited visibility during the current survey, the integrity
of the dwelling could not be determined.

setting, and boundaries) This one-story, Modern-style single-family residence faces
east from the west side of Avenida Navarro. The wood-framed, irregular-shaped
residence is topped with a flat roof covered with asphalt and white gravel.
Open eaves with fascia boards vary in width, and a few exposed rafters are
visible on the east end of the north elevation. Walls are sheathed in stucco,
and fenestration consists of aluminum-framed, sliding windows. An extension
of a portion of the flat roof forms a partial width, (Continued on p. 3)

the entry on the asymmetrical façade. An adjacent carport is set within a
projecting, flat-roofed wing on the right façade and is partly open walled
with one side partially supported by two square posts. A stuccoed wall with a
wrought iron vehicle gate surrounds the front yard.
