Updated Description: The subject property was constructed in 1950. CRM Tech described the property as a Ranch style single-
family residence in 2006. Urbana staff conclude that residence more specifically displays the characteristics of a Tract Ranch style
residential property. The residence has a low pitched side gable roof with a wide overhang over the front elevation creating a
covered patio space supported by three square posts. The exterior is clad in stucco which replaced the vertical board siding between
2012 and 2022. Since the previous survey, the original steel framed multi-paned casement windows at the front elevation have been
replaced with metal single-pane sliding windows and a multi-pane double hung sash window. There does not appear to have been
any other alterations to the residence.
Updated Significance: A prior survey evaluated the property as status code 5D1 - contributor to a district that is listed or
designated locally. The current survey found that the dwelling was constructed within the proposed La Quinta Cove Historic District
during the period of significance, but the architectural style was not consistent with the Spanish Revival style associated with early
development within the Cove between 1934 and 1950. The dwelling is associated with the theme of Residential Development (1934-
1970s), but it does not possess individual documented significance in relation to this theme. The 2022 evaluation is that the property
should instead be assigned a 6Z status code: Found ineligible for NRHP, CRHR or Local Register through survey evaluation.
The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with
significant events or patterns of events in local, regional, state, or national history; not individually eligible Criterion B/2/B, as it has
not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does not
embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion
D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional,
state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it
was not found to exemplify a special element of the City of La Quinta. The dwelling has been altered with new windows at the front
elevation and new stucco siding, but otherwise maintains moderate integrity from the historic period.

setting, and boundaries) This one-story, Ranch-style single-family residence faces
west from the east side of Avenida Navarro. The wood-framed, rectangular
residence is topped with a low-pitched, side-gabled roof covered with asphalt
and white gravel. Wide eaves shelter walls clad in wide, flush vertical
boards, and fenestration consists of steel-framed, multi-paned casement
windows. A shed roof extension of a portion of the front gable eave is
trimmed with fascia boards and supported by three squares, wood posts in a
partial width, open veranda on the asymmetrical façade.
