52740 Obregon (Avenida) DPR 523L (09/2013) Identifier: CRM TECH 1885-80 Date Constructed: 1961 UTM Zone: 11S, 563760 mE; 3725099 mN Neighborhood: The Cove Tract: Santa Carmelita Unit No 17; Recorded March 31, 1937, MB 19/20 Owner and Address: Thomas Edward Feld, Dena Margaret Feld; 1177 Calle Las Trancas, Thousand Oaks CA 91360 Updated Description: The 52740 Avenida Obregon residence was constructed in 1961 in the La Quinta Cove neighborhood. CRM Tech described the property as a Modern style single-family residence in 2006. It is a Tract Ranch style residential property. The dwelling appears to be a single-family residence, though it may have been subdivided to a duplex. The building has a rectangular plan with a low-pitched shed roof with wide boxed eaves. Exterior walls are clad in stucco with aluminum sliding windows. The residence has an entry porch supported by thin wood posts and decorative concrete blocks. The residence has two entry doors and a large stone chimney. Since the previous survey, the subject property has been surrounded by a high privacy wall. The low-pitch shed roof with the wide overhang appears extant. Updated Significance: A prior survey evaluated the property as status code 6Z - found ineligible for NRHP, CRHR, and Local Register designation. The current survey found that the dwelling is associated with the theme of Residential Development (1934- 1970s), but it does not possess individual documented significance in relation to this theme. While the dwelling is located within the proposed La Quinta Cove Historic District, it is a non-contributor due to its architectural style and date of construction. The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with significant events or patterns of events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it has not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does not embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional, state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it was not found to exemplify a special element of the City of La Quinta. Due to limited visibility during the current survey, the integrity of the dwelling could not be determined.
