CRM Tech described the property as two Modern style single-family residences in 2006. Urbana staff conclude that the residences more specifically displays the characteristics of Tract Ranch style residential properties. The residences have rectangular plans with flat roofs with a wide overhang and boxed eaves. The exteriors are clad in stucco with the front doors centered on the front elevations. Since the previous survey, the windows at the front elevation have been replaced. The two large multi-pane fixed windows have been replaced with slightly smaller multi-pane sliding windows. The large multi-pane casement windows have been replaced with a sliding vinyl windows. A wide trim has been added around the front door and the residence has been painted grey. The rear building is not fully visible, but appears to have had similar alterations. Updated Significance: A prior survey evaluated the property as status code 6Z - found ineligible for NRHP, CRHR, and Local Register designation. The current survey found that the property is associated with the theme of Residential Development (1934- 1970s), but it does not possess individual documented significance in relation to this theme. While the property is located within the proposed La Quinta Cove Historic District, it is a non-contributor due to its architectural style and date of construction. The property has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with significant events or patterns of events in local, regional, state, or national history; not individually eligible Criterion B/2/B, as it has not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does not embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional, state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it was not found to exemplify a special element of the City of La Quinta. As the dwellings have not been substantially altered, this property maintains integrity from the historic period.
