Updated Description: The 52100 Avenida Ramirez property was constructed in 1936 in the La Quinta Cove neighborhood. The
one-story single-family residence was constructed in the Spanish Colonial Revival style. The residence has a low-pitched cross-gable
roof clad in red barrel tiles with narrow, open eaves. The subject property is surrounded by a large privacy wall. Based on what is
visible, it appears that part of the roofing has been replaced. Some of the red barrel tiles have been replaced with vinyl siding at the
roof gable. A non-historic detached garage was added to the property. That garage was expanded between 2009 and 2011 and at
least two additions have been made to the primary dwelling, one on the west elevation and one on the east, according to aerial
imagery. The dwelling retains its essential form and integrity on the front facing, western, elevation.
Updated Significance: This dwelling is a contributor to the La Quinta Cove Thematic Historic District which is considered eligible
under Local Criterion B (events) for its association with the Residential Development theme. The Cove district is also considered
eligible under Local Register Criterion A (special element) as the first residential subdivision within the boundaries of the city
constructed with Spanish Revival style homes and eligible under Local Register Criterion E as a geographically definable area
possessing a concentration of buildings, structures, and improvements linked historically. The dwelling retains integrity from the
1935 to 1950 period of significance for the Cove. Because the district is not formally designated, it is assigned a 5D2 status code:
Contributor to a multi-component resource that is eligible for local listing or designation.
The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with
significant events or patterns of events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it
has not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does
not embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion
D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional,
state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it
was not found to exemplify a special element of the City of La Quinta. The additions to the property are clearly defined and do not
significantly detract from the original form of the dwelling.

setting, and boundaries) This one-story, Spanish Eclectic-style single-family
residence faces west from the east side of Avenida Ramirez. The wood-framed
residence is topped by a low- to medium-pitched, cross-gabled roof covered
with red clay barrel-shaped tiles, and narrow, open eaves shelter walls
veneered with brick. Fenestration consists of steel-framed, casement windows,
and an open veranda supported by two square wood posts and lintel is

issued in 1975. The garage received a new coat of stucco in 1986, and a new
roof in 1993. Other owners within the historic period include H.W. and Alma
Ziebarth (1944); Chester R. and Beatrice Cogdill (1945-1946); George W. and

*P3a. Description (continued): found on the asymmetrical façade. A new two-car garage has
a roll-up metal door and is topped with a flat roof covered by asphalt and
gravel. The garage is located immediately adjacent to the residence and
shares a comparable setback, though it appears to be detached, and a wood
fence with a security screen gate and mature vegetation surround and partially
eclipse the property.
