Updated Description: The subject property was constructed in 1954 in the La Quinta Cove neighborhood. CRM Tech described
the property as a Modern style single-family residence in 2006. It is a Tract Ranch style residential property. The residence has an "L"
shaped plan and a very low-pitched shed roof with a open eaves. An extended eave forms a porch over the entry. During the current
survey, the residence was largely obscured by heavy vegetation. Based on what was visible, it appears that some or most of the
decorative concrete blocks at the front elevation had been removed.
Updated Significance: A prior survey evaluated the property as status code 6Z - found ineligible for NRHP, CRHR, and Local
Register designation. The current survey found that the dwelling is associated with the theme of Residential Development (1934-
1970s), but it does not possess individual documented significance in relation to this theme. While the dwelling is located within the
proposed La Quinta Cove Historic District, it is a non-contributor due to its architectural style and date of construction.
The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with
significant events or patterns of events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it
has not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does
not embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion
D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional,
state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it
was not found to exemplify a special element of the City of La Quinta. As the dwelling has not been substantially altered, this
dwelling maintains integrity from the historic period.

*P3a. Description (continued): fixed and casement sash. Decorative concrete blocks shield
some windows in the front wing from the sun, and aluminum-framed, sliding
windows have been used for the lean-to addition. The entrance is sheltered by
the right front wing and the overhanging eave on the asymmetrical façade. A
low concrete block wall is extant on the property.
