Updated Description: The subject property was constructed in 1950 in the La Quinta Cove neighborhood. CRM Tech described
the property as a Ranch style single-family residence in 2006. It is a Tract Ranch style residential property. The residence has a low-
pitched hipped roof that extends over the entry to form a porch supported by narrow posts. Windows along the west (front)
elevation are fixed and steel-framed casement units. A corner casement windows wrap around the southwest corner on the front
elevation. The subject property is partially obscured by heavy vegetation. Based on what is visible, there does not appear to have
been any significant alterations to the residence since the previous survey. The fenestration remains largely unaltered and original
building materials appear to be largely intact.
Updated Significance: A prior survey evaluated the property as status code 5D1 - contributor to a district that is listed or
designated locally. The current survey found that the dwelling was constructed within the proposed La Quinta Cove Historic District
during the period of significance, but the architectural style was not consistent with the Spanish Revival style associated with early
development within the Cove between 1934 and 1950. The dwelling is associated with the theme of Residential Development (1934-
1970s), but it does not possess individual documented significance in relation to this theme. The 2022 evaluation is that the property
should instead be assigned a 6Z status code: Found ineligible for NRHP, CRHR or Local Register through survey evaluation.
The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with
significant events or patterns of events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it
has not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does
not embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion
D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional,
state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it
was not found to exemplify a special element of the City of La Quinta. Due to limited visibility during the current survey, the integrity
of the dwelling could not be determined.

setting, and boundaries) This one-story, Ranch-style single-family residence faces
west from the east side of Avenida Rubio. The residence is topped with a low-
pitched, simple hip roof with a rear-facing cross-gable on the southern end.
Wide, open eaves shelter walls exposed concrete block walls, and fenestration
consists of steel-framed, windows of fixed and casement sash on the façade
with four, multi-paned casement sash wrapping around the southwest corner. An
open veranda extends part way along the asymmetrical façade.

overall historic integrity of the La Quinta Cove Thematic Historic District,
as delineated in a previous survey in 1996-1997 and recognized by the City of
La Quinta.
