Updated Description: The 78390 Singing Palms Drive residence was constructed in 1961 in the Highland Palms neighborhood.
CRM Tech described the property as a Ranch style single-family residence in 2006. It is a Tract Ranch style residential property with
Custom elements. This one-story single-family residence faces south from the north side of Singing Palms Drive. The wood-framed,
rectangular residence is topped with a low-pitched, gable-on-hip roof covered with composite asphalt shingles. a moderate eave
overhang, exposed rafters and beams visible on the south elevation, boxed eaves, square skylights, and two eyebrow dormers visible
from the south and east elevations. The main portion of the dwelling is clad in stucco painted in white. The recessed main entryway
has an oval-lite wood door with sidelite. The fenestration throughout the property consists of vinyl sliding sash and casement
windows.The attached garage is clad in vertical wood siding and features a flat roof and a white panel overhead door. An irregular
shaped pool is located towards the rear (north) elevation. A 2019 renovation replaced most of the original fenestration and
substantially altered the integrity of the structure from the historic period.
Updated Significance: A prior survey evaluated the property as status code 6Z - found ineligible for NRHP, CRHR, and Local
Register designation. The current survey found that the dwelling is associated with the theme of Residential Development (1934-
1970s), but it does not possess individual documented significance in relation to this theme. It was one of the earliest homes built
within the Highland Palms residential subdivision by the Macco Corporation, but the subdivision is not proposed as a historic district.
The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with
significant events or patterns of events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it
has not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does
not embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion
D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional,
state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it
was not found to exemplify a special element of the City of La Quinta. The essential form of the dwelling has remained intact, but a
renovation in 2019 replaced most of the original fenestration materials and replaced the asphalt and gravel roof. The renovation also
involved the installation of an oval-lite wood door with sidelite, the removal of the wood-framed storage addition, appended to the
west elevation of the garage, and the installation of a wood fence on the parcel. The dwelling has been substantially altered and no
longer maintains integrity from the historic period.

façade, which is partially obscured by a concrete block wall and wrought iron
gate. A west-facing entry is cut from the façade and screened by decorative
