CRM Tech described the property as a Ranch style single-family residence in 2006. Urbana staff conclude that residence more specifically displays the characteristics of a Tract Ranch style residential property with Custom elements built by the Macco Corporation. The one-story single-family residence with an attached garage faces north from the south side of Singing Palms Drive. It has an asymmetrical facade and has a mostly rectilinear floorplan atop a concrete foundation. The low-pitched side gable roof is topped with composite shingles and has a moderate eave overhang and boxed eaves. The exterior is clad in a multi-color stone veneer. The recessed main entryway features a double fanlight wood door, a large aluminum sliding sash window, recessed light fixtures on the ceiling, and exposed rafter beams. The fenestration throughout the property consists of aluminum louvered windows, and vinyl and aluminum sliding sash windows. The attached garage features a flat roof and a panel overhead door painted in brown. There do not appear to be any significant alterations since the prior survey. Updated Significance: A prior survey evaluated the property as status code 6Z - found ineligible for NRHP, CRHR, and Local Register designation. The current survey found that the dwelling is associated with the theme of Residential Development (1934- 1970s), but it does not possess individual documented significance in relation to this theme. It was one of the earliest homes built within the Highland Palms residential subdivision by the Macco Corporation, but the subdivision is not proposed as a historic district. The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with significant events or patterns of events in local, regional, state, or national history; not individually eligible Criterion B/2/B, as it has not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does not embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional, state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it was not found to exemplify a special element of the City of La Quinta. As the dwelling has not been substantially altered, this dwelling maintains integrity from the historic period.
