Updated Description: The subject property was constructed in 1948 in the La Quinta Cove neighborhood. During both the
previous 2006 and the current survey, residence was largely obscured by vegetation making it difficult to observe architectural
details, but the home appears to be constructed in the Spanish Colonial Revival / Eclectic style. Base on permit records, it is assumed
the the second story addition above the garage was constructed in 1994. Since the previous survey, the previous wood framed
windows that lined the second floor of the garage have been replaced with two vinyl horizontal windows, and one vinyl fixed
window. The red tile roof at the main mass of the residence appears extant. The rest of the residence is not clearly visible apart from
the red tile roofing.
Updated Significance: This dwelling is a contributor to the La Quinta Cove Thematic Historic District which is considered eligible
under Local Criterion B (events) for its association with the Residential Development theme. The Cove district is also considered
eligible under Local Register Criterion A (special element) as the first residential subdivision within the boundaries of the city
constructed with Spanish Revival style homes and eligible under Local Register Criterion E as a geographically definable area
possessing a concentration of buildings, structures, and improvements linked historically. The dwelling retains integrity from the
1935 to 1950 period of significance for the Cove. Because the district is not formally designated, it is assigned a 5D2 status code:
Contributor to a multi-component resource that is eligible for local listing or designation.
The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with
significant events or patterns of events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it
has not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does
not embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion
D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional,
state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it
was not found to exemplify a special element of the City of La Quinta. As the dwelling has not been substantially altered, this
dwelling maintains integrity from the historic period. The garage addition is compatible with the Spanish Revival style of the original
dwelling and is clearly differentiated from the original structure. If the garage addition was modified or removed, it would not
negatively impact the essential form or integrity of the dwelling.

setting, and boundaries) This one- and two-story single-family residence faces west
from the east side of Avenida Vallejo. The wood-framed residence appears to
be irregular in plan and is topped with a low-pitched side-gable roof covered
with red clay tile and ending in narrow, open eaves on the one-story mass.
The two-story wing has a flat-roof with thin coping, and the entire structure
is sheathed in stucco. Fenestration consists of wood-framed windows with

same time Bernhard and Vera Nyman acquired the property from the Palm Springs
Land and Irrigation Company. A permit to remodel a kitchen was issued in
1992, and another to add a 180.5-square-foot room addition was issued in 1994.
Other owners within the historic period include Cora Leven (1954-1957); and
Herman L. Lewis Jr. from 1958 through at least 1964.
