Updated Description: The subject property was constructed in 1951 in the La Quinta Cove neighborhood. CRM Tech described
the property as a Ranch style single-family residence in 2006. Urbana staff conclude that residence more specifically displays the
characteristics of a Tract Ranch style residential property. The rectangular residence has a low pitch hipped roof clad in composition
shingles with open eave. The exterior is clad in vertical boards. A large addition to the residence was added in the 1990s and is visible
at the front elevation. The roof extends at the front elevation to create an opened veranda space supported by narrow beams and a
simple railing. The are two doors at the front elevation. Since the previous survey, the three windows at the front elevation have
been replaced with vinyl horizontal sliding windows. There does not appear to have been any other alterations to the residence.
Updated Significance: A prior survey evaluated the property as status code 6Z - found ineligible for NRHP, CRHR, and Local
Register designation. The current survey found that the dwelling is associated with the theme of Residential Development (1934-
1970s), but it does not possess individual documented significance in relation to this theme. While the dwelling is located within the
proposed La Quinta Cove Historic District, it is a non-contributor due to its architectural style and date of construction.
The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with
significant events or patterns of events in local, regional, state, or national history; not individually eligible Criterion B/2/B, as it has
not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does not
embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion
D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional,
state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it
was not found to exemplify a special element of the City of La Quinta. The dwelling has had minor alterations with the replacement
of windows at the front elevation. As the dwelling has not been substantially altered, this dwelling maintains integrity from the
historic period.

east from the west side of Avenida Velasco. The wood-framed, rectangular
residence is topped with a low-pitched, simple hip roof covered with brown
composition shingles, and wide, open eaves with fascia boards shelter walls
clad in wide, vertical boards. Fenestration consists of steel-framed,
casement and aluminum-framed, sliding windows, and an aluminum-framed,

and Roberta Morris from at least 1951 to 1955; Elmo L. Morris (1955-1960);

*P3a. Description (continued): tripartite assemblage in a sliding-fixed-sliding
configuration and a door are found on the north end of the façade where a
former garage has been converted to living space. A shed roof extension of
the front eave is supported by four square wood posts and a picket railing and
forms an open veranda on the asymmetrical façade.
