Updated Description: The 51411 Avenida Villa residence was constructed in 1937 in the La Quinta Cove neighborhood. The one
story single family residence was constructed in the Spanish Colonial Revival style with an "L" shaped plan. The residence has a slant
and gable roof clad in red tiles. The slant roof wing has a wood garage door, with a rustic wood lintel and protruding vigas above. The
residence has a front porch created by an extension of the gable roof, supported by porch posts enclosed and enlarged with stucco.
There is one-horizontal sliding window at the front elevation and a stucco clad chimney at the side elevation. The prior 1997 survey
indicated that the roofing and windows had been replaced since construction. Since the previous survey, the residence has been
surrounded by a high privacy wall, covered in thick vegetation, and is no longer visible from the public right-of-way.
Updated Significance: This dwelling is a contributor to the La Quinta Cove Thematic Historic District which is considered eligible
under Local Criterion B (events) for its association with the Residential Development theme. The Cove district is also considered
eligible under Local Register Criterion A (special element) as the first residential subdivision within the boundaries of the city
constructed with Spanish Revival style homes and eligible under Local Register Criterion E as a geographically definable area
possessing a concentration of buildings, structures, and improvements linked historically. Pending additional in-person evaluation,
the dwelling may retain a sufficient level of integrity from the 1935 to 1950 period of significance for individual designation. The
district is not formally designated, and the property is assigned a 5B status code: Locally significant both individually (listed, eligible,
or appears eligible) and as contributor to a multi-component resource like a district that is locally listed, designated, determined
eligible, or appears eligible through survey evaluation.
The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with
significant events or patterns of events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it
has not been identified as having an association with an important person; and not individually eligible under Criterion D/4/D, as
further study of the dwelling would not appear to yield information which could be considered important in local, regional, state, or
national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it was not
found to exemplify a special element of the City of La Quinta.
This property appears to individually embody the distinctive characteristics of a Spanish Colonial Revival style “casita” bungalow
built in the Cove during the 1930s and, pending additional in-person observation, may be considered individually significant under
Local Criterion C for embodying the distinctive characteristics of a type, period, or method of construction. Due to limited visibility
during the current survey, the integrity of the dwelling could not be determined.

"L" shaped 1937 ranch house is Spanish Colonial Revival in style with Pueblo Revival details. Stucco clad
house features multi-level shed roof of red clay tile. Long part of "L" is higher and runs from street front to
back of house. Front facade features 3 vigas under slanting shed roof. A large wooden lintel caps a pair of
original wooden double doors. These doors feature the "Z" timbers and rectangular slat vents. A front porch
with secondary shed roof runs parallel to long wing and is connected perpendicularly by foot of "L" which has
its own narrow porch created by an extension of shed roof. Roof is not original and replacement tiles are much
flatter and weaker in pattern than original roof tiles. Original wooden porch supports have been encased in
stucco and enlarged. Front fenestration relationship exists (single window on long wing; double window set on
short wing) but original windows have been replaced. Tapered stucco clad chimney with original chimney port
is located on end wall of short wing.
