Updated Description: The 51899 Avenida Villa residence was constructed in 1951 in the La Quinta Cove neighborhood. The Tract
Ranch style home is a one-story single-family residence with a rectangular plan. The low-pitched side-gable roof is clad in gray
composition shingles. Exterior walls are clad in stucco. Since the previous survey, a high privacy wall has been constructed. The
residence is no longer visible from the public right-of-way.
Updated Significance: A prior survey evaluated the property as status code 6Z - found ineligible for NRHP, CRHR, and Local
Register designation. The current survey found that the dwelling is associated with the theme of Residential Development (1934-
1970s), but it does not possess individual documented significance in relation to this theme. While the dwelling is located within the
proposed La Quinta Cove Historic District, it is a non-contributor due to its architectural style and date of construction.
The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with
significant events or patterns of events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it
has not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does
not embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion
D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional,
state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it
was not found to exemplify a special element of the City of La Quinta. As the dwelling has not been substantially altered, this
dwelling maintains integrity from the historic period.

setting, and boundaries) This one-story single-family residence faces east from the
west side of Avenida Villa and is nearly completely obscured by a high
stuccoed wall with wrought iron vehicle gate and heavy vegetation. The wood-
framed, rectangular residence is topped with a medium-pitched, side-gabled
roof covered with gray composition shingles. Eaves are not clearly visible,
and walls are sheathed in stucco. Visible windows are wood-framed and fixed,
