Updated Description: The 51905 Avenida Villa residence was constructed in the 1951 in the La Quinta Cove neighborhood. The
one-story single-family home was constructed in the Tract Ranch style. The residence has a rectangular plan with a low-pitched side-
gable roof with open eaves. The exterior is clad in stucco. The residence has an open veranda at the front elevation opening to an
open carport at the front elevation extending towards the front of the property. There does not appear to have been any significant
alterations to the residence since the previous survey.
Updated Significance: A prior survey evaluated the property as status code 5D1 - contributor to a district that is listed or
designated locally. The current survey found that the dwelling was constructed inside the proposed La Quinta Cove Historic District
but outside the period of significance in an architectural style not consistent with the Spanish Revival style associated with early
development within the Cove between 1934 and 1950. The dwelling is associated with the theme of Residential Development (1934-
1970s), but it does not possess individual documented significance in relation to this theme. The 2022 evaluation is that the property
should instead be assigned a 6Z status code: Found ineligible for NRHP, CRHR or Local Register through survey evaluation.
The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with
significant events or patterns of events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it
has not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does
not embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion
D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional,
state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it
was not found to exemplify a special element of the City of La Quinta. As the dwelling has not been substantially altered, this
dwelling maintains integrity from the historic period.

setting, and boundaries) This one-story, Ranch-style single-family residence faces
east from the west side of Avenida Villa. The wood-framed, rectangular
residence is topped with a medium-pitched, side-gabled roof covered with
asphalt and white gravel. Wide gable ends and open eaves with fascia boards
shelter walls sheathed in stucco, and fenestration consists of wood-framed,
fixed and steel-framed, casement windows. A partial width open veranda is
