Updated Description: The 52493 Avenida Villa residence was constructed in 1936 in the La Quinta Cove neighborhood. The one
story single family residence was constructed in a Spanish Colonial Revival style. Since the previous survey, the subject property has
been surrounded by a high privacy wall, and further covered with a large sunshade hung across the front elevation. Based on what is
visible, there as have been some alterations. During the previous survey, the slant roof was covered with asphalt and white gravel.
This has been replaced with red barrel tiles which are likely closer to the residence's original appearance. The white stucco exterior is
extant. There appears to have been an addition to the rear of the residence also clad in white stucco with red barrel tile roofing.
Based on aerial imagery this addition was constructed ca. 2011.
Updated Significance: This dwelling is a contributor to the La Quinta Cove Thematic Historic District which is considered eligible
under Local Criterion B (events) for its association with the Residential Development theme. The Cove district is also considered
eligible under Local Register Criterion A (special element) as the first residential subdivision within the boundaries of the city
constructed with Spanish Revival style homes and eligible under Local Register Criterion E as a geographically definable area
possessing a concentration of buildings, structures, and improvements linked historically. Pending additional in-person evaluation,
the dwelling may retain a sufficient level of integrity from the 1935 to 1950 period of significance for individual designation. The
district is not formally designated, and the property is assigned a 5B status code: Locally significant both individually (listed, eligible,
or appears eligible) and as contributor to a multi-component resource like a district that is locally listed, designated, determined
eligible, or appears eligible through survey evaluation.
The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with
significant events or patterns of events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it
has not been identified as having an association with an important person; and not individually eligible under Criterion D/4/D, as
further study of the dwelling would not appear to yield information which could be considered important in local, regional, state, or
national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it was not
found to exemplify a special element of the City of La Quinta.
This property appears to individually embody the distinctive characteristics of a Spanish Colonial Revival style “casita” bungalow
built in the Cove during the 1930s and, pending additional in-person observation, may be considered individually significant under
Local Criterion C for embodying the distinctive characteristics of a type, period, or method of construction. Due to limited visibility
during the current survey, the integrity of the dwelling could not be determined.

setting, and boundaries) This one-story single-family residence faces east from a
corner lot on the west side of Avenida Villa, and appears to be an older
structure, likely one of the early casitas in the Cove area, that has been
remodeled in recent years. The wood-framed, irregular-shaped residence is
topped with low-pitched, multi-directional shed roof with thin coping and
covered with asphalt and white gravel. Open eaves vary in width from

*P3a. Description (continued): moderate to very wide over walls sheathed in stucco, and
fenestration consists of aluminum-framed, sliding windows. A window set
within a reveal formed by tapered pilasters on the right façade is topped by a
heavy wood beam, and a large, stuccoed end wall chimney is found on the south
elevation. An L-shaped, interior open veranda is formed by intersection of
the extension of the east-facing front eave and a dropped, south-facing shed
roof, with the whole supported by three stuccoed, square columns.
