Updated Description: The subject property was constructed in 1952 in the La Quinta Cove neighborhood. The residence is
partially obscured by vegetation and was not well documented during the previous survey. CRM Tech / Mellon and Associates
described the property as a Ranch style single-family residence in 2006. Urbana staff conclude that residence more specifically
displays the characteristics of a Contemporary style residential property. The one story residence has a rectangular plan with low-
pitch gable roof with open eaves and exposed rafters. The exterior is clad in stucco and plywood panels. It does not appear to have
been altered since the previous survey. The side gable roof, stucco facade, and lattice patio cover are extant.
Updated Significance: A prior survey evaluated the property as status code 6Z - found ineligible for NRHP, CRHR, and Local
Register designation. The current survey found that the dwelling is associated with the theme of Residential Development (1934-
1970s), but it does not possess individual documented significance in relation to this theme. While the dwelling is located within the
proposed La Quinta Cove Historic District, it is a non-contributor due to its architectural style and date of construction.
The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with
significant events or patterns of events in local, regional, state, or national history; not individually eligible Criterion B/2/B, as it has
not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does not
embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion
D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional,
state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it
was not found to exemplify a special element of the City of La Quinta. As the dwelling has not been substantially altered, this
dwelling maintains integrity from the historic period.

situated on the west side of Avenida Villa and is nearly completely obscured
by a high wood fence around the entire property. The wood-framed, irregular-
shaped residence is topped with a low-pitched, side-gabled roof covered with
asphalt and gravel. Wide, open eaves with exposed rafters and fascia boards
shelter walls sheathed in stucco and plywood panels, and fenestration
