Updated Description: The Point Happy Ranch was first established as a homestead in the early 1900s. Between 1982 and 1983, a
shopping center was constructed along the northern property line of the Point Happy Ranch. The ranch was initially recorded in 1997
by Mellon and Associates with an address of 46135 Washington Street. The buildings observed during the 1997 survey were
constructed between the 1930s and the 1960s with a variety of building materials and a collection of different styles. At the time of
the 1997 survey, the Point Happy Ranch consisted of several residences and buildings, a stable, and a date palm and citrus grove.
The Point Happy Ranch was demolished in 2004 and replaced with a private gated community, the Estates at Point Happy, which
began construction in 2005. Following the demolition of all Point Happy Ranch structures, a plaque was installed in the shopping
center to reference the property's history.
Updated Significance: A prior survey evaluated the property as status code 5D1 - Contributor to a multi-component resource that
is listed or designated locally. The property that was initially recorded in 1997 by Mellon and Associates was demolished in ca. 2004
and subsequently replaced in ca. 2005. The historic resource is no longer extant. As such, the property is not eligible for inclusion in
the NRHP, CRHR, or Local Register.

The Point Happy Ranch consists of several buildings, including a stable with wood -fenced paddock, and a date
palm and citrus grove. A group of five structures lies at the property's north end, on either side of a
north -south dirt road accessed on Washington Street through an adobe fence with an ornamental iron grille
gate. Three small, single -story houses, oriented east -west, line the road's west edge just inside the entrance.
Each has a gable roof clad in composition shingles with deeply overhanging eaves and boxed rafters, casement
windows evenly distributed on the visible (east and south) elevations, and window vents set in gables of end
walls. The southernmost building has a lean-to addition on its southern elevation; its east elevation shows an
original wide opening, now partially enclosed with a central double door, indicating original use as a garage.
All have stucco walls painted yellow; wood sash is painted brown. South of this trio, on the east side of the
dirt road, a one-story, L-shaped building also has a composition shingle clad gable roof with overhanging
eaves and boxed rafters. Windows are irregularly spaced and have wood sash painted brown; stucco walls are

The Point Happy Ranch was homesteaded by Norman "Happy" Lundbeck at the turn of the century. A
ane -room elementary schoolhouse was built on the property in 1916, primarily to serve the children living on
the ranch. A few years later, the school was relocated to Indian Wells; the Point Happy Ranch school building
has not survived. In 1922 the ranch was purchased by Chauncy D. Clarke, who also acquired several adjoining
parcels totaling 135 acres. Clarke named the property the Point Happy Date Gardens, and planted a large
portion with Deglet Noor date palm trees. The ranch became famous for its lavish gardens and the Arabian
horses bred by Clarke, as well as for date production. After Mr. Clarke's death in 1926, his wife, Mrs. Marie
Clarke, continued to live on the ranch, where she was known as "Madame Happy." At her death in 1948, Mrs.
Clarke left the ranch to Claremont College, which in turn sold off parts of the ranch to various developers and
investors. The date garden was later sold to William DuPont, Jr., of the renowned DuPont family, who built a
home in the Santa Rosa Mountains overlooking the property and in 1965 built a Mediterranean -style house for
1930's tennis champion Alice Marble to the southwest of the palm grove. After Mr. DuPont died in late 1965,
portions of the remaining ranch were sold off to subdividers. The Point Happy Ranch is currently owned by
Dr. Earl R. Kiernan of Tustin, CA. In addition to its historic associations, the Point Happy Ranch has
potential significance as a local cultural landscape.

P3a. (Cont.) Just south of these structures and west of the dirt road is a rectangular, east -west oriented
carport with a gabled roof of wood and corrugated metal, overhanging eaves and boxed rafters.
Corrugated metal and stucco walls enclose a small area at the eastern end, with irregularly placed door
and window openings on the east and north facades.
Farther south, on the west side of the road, is a stable of rectangular plan, oriented east -west, 1 112
stories high, with painted brown board and batten siding and a steeply pitched roof clad in unpainted
corrugated tin. North and south elevations each have two Dutch doors at the west end; east and west
elevations have large central openings at the ground level and windows set in the gables of the end
walls. A wooden fence encloses paddocks immediately next to the north and south elevations. A small
shed of corrugated metal sits south of the stable.
South of the stable and a few feet east of the dirt road is a 2 -story house of irregular plan, oriented
east -west, with a gable roof covered with composite shingles and stucco walls painted white with black
wood sash trim. A later addition wraps around the northwest corner at the first story, with continuous
window band on the western elevation.
Still farther south, on the east side of the dirt road is a one-story, "U" -shaped Mediterrean style house
with gabled, red the -clad roof and stucco walls, the house apparently built in 1965 by William
DuPont, Jr. for tennis champion Alice Marble.
