SUBJECT: Minor Use Permit 98-054 (Construction Trailer)
Dear Mr. Waples,
The Community Development Department has approved your request to have a
temporary construction trailer, on the east side of Calle Mazatlan, north of Camino
Quintana, subject to the following Conditions:
1 . The temporary construction trailer only is allowed on the site per the attached
plan. Once the trailer is installed, it can remain on-site for a six-month period.
However, an extension of the six-month period may be made in writing to the
Community Development Department before expiration. The Community
Development Director may, after reviewing the facts, extend the use of the
trailer for another six-month period.
2. Use of the trailer shall be limited to the hours of construction as listed in the La
Quinta Municipal Code (Chapter 6.08, Nuisances). A copy of this time schedule
can be obtained at the Building and Safety Department.
3. A building permit is required for the temporary trailer and temporary electric
power. Please apply to the Building and Safety Department for a permit (777-
7012). The construction trailer shall be self-contained and include bathroom
and lavatory facilities for workers or employees unless otherwise determined by
the Building and Safety Director (i.e., freestanding portable toilets, etc.).
4. A building address shall be installed on the trailer to help identify the temporary
business location (e.g., minimum 4 -inch high letters in a contrasting color). The
building address shall be visible from the adjacent public street(s).

5. Provide one 2A1 OBC fire extinguisher inside the construction trailer. If you have
any questions, please contact the City Fire Safety Specialist at 863-8886.
6. The trailer, if elevated off the ground, shall be skirted with metal or wood siding
material. The skirting material shall be painted to match the exterior color of the
construction trailer. The exterior surfaces of the trailer shall be painted (or
stuccoed) and be in overall good condition.
7. No temporary signs are permitted unless separately approved by this
Department.
8. No site grading work (or dirt stockpiling) shall be permitted unless authorized by
the Public Works Department. Parking shall be on the -north side of the trailer
only.
9. An appropriate method for stabilization of all disturbed site areas upon
termination of this use shall be submitted for review by the Public Works
Department, consistent with the provisions of Chapter 6.16, Fugitive Dust
Control Ordinance. A Fugitive Dust Control Plan for this use shall not be
required as long as the intent of this Condition is complied with.
10. No lighting is allowed unless approved by this Department prior to on-site
installation. Should security lighting be required for the project, all light fixtures
shall be hooded and downshining to prevent light glare from being cast onto
adjacent properties or affecting the vision of passing motorists. Tamper
resistant light fixture covers are required to reduce vandalism.
11. Mounted close to the front door shall be a written notice informing emergency
personnel of your 24-hour'emergency phone number that they can call in case
problems arise that need your prompt attention (i.e., minimum 2 -inch high
letters).
12. The site shall be left free of debris at completion of the project improvements.
13. The City may elect to add Conditions to this application request to mitigate any
- problems that arise that are not addressed herein. -
14. Vehicular access shall not be taken from Calle Mazatlan or Camino Quintana.
15. No overhead utility lines to the trailer shall be used which are visible to Calle
Mazatlan or Camino Quintana.

16. Trailer shall be a minimum 10 feet from the south property line and 30 feet from
Calle Mazatlan.
17. Parking for the trailer shall be on the north side of the trailer only. Fencing with
green net cover as shown on the approved plan may be used, provided the
screening cannot be seen through and no uncovered fencing is visible to the
south and west.
18. Construction bins or other related items shall be kept a minimum 100 feet away
from all existing residences.
As a reminder, a permanent masonry block wall around the site, including the area
covered by be permit, is required with the Phase 1 construction by Site Development
Permit 97-607. Please submit this plan as soon as possible.

Dear Jack:
Per our conversation, please accept this letter as authorization to temporarily install two
construction trailers, (approximately 50' in length each), on the vacant lot owned by KSL. It is
our understanding that the trailers, construction bins, parking, utilities and chain link fencing
will be installed per the attached drawing.
Should there be any changes in the location of the above mentioned, please notify the
Association immediately.
