SUBJECT: MINOR USE PERMIT 99-125
Dear Mr. Snellenberger:
The Community Development Department hereby approves your request to establish a model home
sales facility on the northeast corner of Summer View Way and Desert Falls Way pursuant to
Section 9.60.250 of the Municipal Code, subject to the following conditions:
1. Before the landscape. and irrigation plan for the model homes can be approved by this
Department, please obtain written approval from the Coachella Valley Water District
ensuring water conservation measures and plant materials are acceptable for this climate.
2. Obtain a building permit to construct garage sales office and design center improvements
(Lots 50 and 52). Prior to obtaining a building permit, post with the Community
Development Department a Certificate of Deposit in the amount of $1,000.00 to insure
removal of the sales facility improvements upon completion of their use. The Certificate
shall name the City as having a controlling interest over the release of the funds, and the
Certificate shall be automatically renewed at six-month intervals unless released in writing
by this Department. Funds deposited will be released to you when all sales office and design
center improvements have been removed.
3. Obtain a building permit(s) to construct recreational amenities and perimeter walls for the
under construction model houses.
4. Mounted on the exterior of the sales office front door shall be a written notice providing
emergency personnel your 24-hour emergency phone number they can call in case problems
arise that need your prompt attention (i.e., minimum 1" high letters).
5. The designated parking areas shall be constructed before the model home complex is used
for sales purposes.

6. A sign permit is required for any on-site advertising.
7. Install one 2A1 OBC fire extinguisher inside the front exit door of the sales office.
8. The City may elect to add Conditions to this application request to mitigate any problems
that arise not previously addressed herein.
The model home sales complex shall be removed by March 23, 2000, unless an extension is granted
by the Community Development Director.
This decision may be appealed to the Planning Commission provided the necessary paperwork and
filing fee of $175.00 are filed with this office within 15 days.

Dear Depositor: Your Time Deposit account has a maturity date (or requires a minimum
notice before any withdrawal). Except as mentioned below, you cannot withdraw
any principal from this account before the maturity date (or on less than the
minimum notice) without our consent, and we will charge a penalty for early
withdrawal. We can only consent to an early withdrawal at the time you request it.
The penalty will be an amount equal to:
❑ the greatest of- (1) all the Interest earned on the amount withdrawn from the most recent of the
date of deposit dale of maturity, or date on which notice was given; or (2) all Interest that could
have been earned an the amount withdrawn during a period equal to one-half the maturity period or
required notice period: or (3) seven days' Interest on the amount withdrawn.

CALCULATION: Fixed Rate Time Deposits: For a time deposit which earns a fixed rate

Variable Rate Time Deposits: For a time deposit which earns a rate that may vary from
time to time during the term, we will calculate the amount of the applicable
penalty by using:

deposit (or last renewal) to the date of withdrawal (weighted for time).
❑the simple interest rate in effect at the time the account was opened (or last

Minimum Balance Accounts: For any time deposit account (fixed or variable rate) which
requires a minimum initial deposit or a minimum balance, we reserve the right to
treat any withdrawal which would reduce the balance remaining in the account
below such minimum as a withdrawal of the entire account balance, and.
calculate the amount of the penalty accordingly. This right is in addition to any
other conditions stated in the deposit agreement.
