Dear Mr. Mauro:
The Community Development Department has received your request to release security, in the
amount of $1,000.00 , filed with us to ensure conversion of three model homes with an internal
sales office, on Parcels 2, 3 and 4, with associated parking located on Parcel 1 .
After inspecting the site, it has been determined that Condition #2 of the approval for MUP 99-
128 has been substantially complied with, said Condition reading as follows:
2. Obtain a building permit to construct garage sales office and design center improvements.
Prior to obtaining a building permit, post with the Community Development Department a
Certificate of Deposit in the amount of $1,000.00 to ensure removal of the sales facility
improvements upon completion of their use. The Certificate shall name the City as having
a controlling interest over the release of the funds, and the Certificate shall be
automatically renewed at six-month intervals unless released in writing by this Department.
Funds deposited will be released to you when all sales office and design center
improvements have been removed.
This letter serves as written release, as required in the condition, of the funds originally filed.
Enclosed is the original cashier's check, in the amount of $1,000.00, as filed with our
Department.

SUBJECT: MINOR USE PERMIT 99-128
Dear Mr. Mauro:
The Community Development Department hereby approves your request to establish a model home
sales facility at 55-489 thru 55-493 Southern Hills (Montecito Collection) pursuant to Section
9.60.250 of the Municipal Code, subject to the following conditions:
1. Submit for approval by this Department the landscape and irrigation plan for the parking lot
within 45 days.
2. Obtain a building permit to construct garage sales office and design center improvements.
Prior to obtaining a building permit, post with the Community Development Department a
Certificate of Deposit in the amount of $1,000.00 to insure removal of the sales facility
improvements upon completion of their use. The Certificate shall name the City as having
a controlling interest over the release of the funds, and the Certificate shall be automatically
renewed at six-month intervals unless released in writing by this Department. Funds
deposited will be released to you when all sales office and design center improvements have
been removed.
3. Obtain a building permit(s) to construct recreational amenities and perimeter walls for the
under construction model houses.
4. Mounted on the exterior of the sales office front door shall be a written notice providing
emergency personnel your 24-hour emergency phone number they can call in case problems
arise that need your prompt attention (i.e., minimum I" high letters).
5. The designated parking areas shall be constructed before the model home complex is used
for sales purposes.
6. A sign permit is required for any on-site advertising.

7. Install one 2AIOBC fire extinguisher inside the front exit door of the sales office.
8. The City may elect to add Conditions to this application request to mitigate any problems

The model home sales complex shall be removed by April 8, 2000, unless an extension is granted
by the Community Development Director.
This decision may be appealed to the Planning Commission provided the necessary paperwork and
filing fee of $175.00 are filed with this office within 15 days.
