Subject: Minor Use Permit 99-149 Revised - Construction/Sales Trailer for Model
Home Complex on Tanglewood, PGA West
Dear Kent,
The Community Development Department hereby approves your request to establish a
temporary construction/sales trailer in conjunction with the previously approved model
home complex on Tanglewood, in PGA West. This approval is pursuant to Section
9.60.210 of the Municipal Code, as depicted in Exhibit A, and subject to the following
conditions:
1. The trailer will be located at the rear of the temporary parking lot adjacent.to Unit
2, of Tract 21846-3.
2. Obtain a building permit including an electrical permit'for temporary power.
3. Provide restroom facilities to accommodate on-site sales and construction
personnel.
4. Install one 2A1 OBC fire extinguisher inside the trailer by the front exit door.
5. No temporary signs are approved unless separately approved by this Department.
6. Removal of the temporary sales trailer is required upon use of or issuance of a
Certificate of Occupancy for the model home complex for this project, whichever
occurs first.
7. Trailer skirting shall be installed within 30 days if the trailer is mounted above
finished grade level.

8. Parking for the construction/sales trailer shall be provided by the temporary parking
lot for MUP 99-149 (Model Home Complex for Tanglewood).
9. Mounted on the exterior of the trailer close to the front door shall be a written notice
providing emergency personnel your 24-hour emergency phone number they can
call in case problems arise that need your prompt attention (i.e., minimum 1" high
letters).
10. The applicant shall plant three 24 -inch box size (minimum 2" caliper) African Sumac
trees equally spaced across the rear of the trailer.
11. The City may elect to add conditions to this approval to -mitigate any problems that
arise not previously addressed herein.
12. The applicant/developer agrees to indemnify, defend, and hold harmless the City
of La Quinta from any legal claim or litigation arising out of the City's approval of
this project. The City of La Quinta shall have the right -to select its defense counsel
at its sole discretion.
This decision may be appealed to the Planning Commission provided the necessary
paperwork and filing fee of $175.00 are filed with this office within 15 days.

Subject: Minor Use Permit 99-149 Model Home Complex for Tanglewood
Dear Kent,
The Community Development Department hereby approves your request to establish a
model home sales facility for Units 1 and 2 of Tract 21846-3, and a temporary parking lot
adjacent to Unit 2, along Tanglewood (Tournament Collection) pursuant to Section
9.60.250 of the Municipal Code, as depicted in Exhibit A, subject to the following
conditions:
1. Obtain a building permit to construct model units. Prior to obtaining a building
permit, post with the Community Development Department a Certificate of Deposit
in the amount of $1,000.00 to insure removal of the sales facility improvements
upon completion of their use. The Certificate shall name the City as having a
controlling interest over the release of the funds, and the Certificate shall be
automatically renewed at six-month intervals unless released in writing by this
Department. Funds deposited will be returned to you when all sales office and
design center improvements have been removed.
2. Obtain a building permit(s) to construct the recreational amenities and privacy
walls for the model units.
3. Mounted on the exterior of the sales office front door shall be a written notice
providing emergency personnel your 24-hour emergency phone number they can
call in the event of an emergency (i.e., minimum 1" high letters).
4. The designated parking area shall be constructed before the model home complex
is used for sales purposes.
5. A sign permit is required for any on-site advertising.
6. Install one 2A1 OBC fire extinguisher inside the front exit door of the sales office.

7. The City may elect to add Conditions to this application request to mitigate any

The model home sales complex shall be removed by July 2, 2000, unless an extension is
granted by the Community Development Director.
