Dear Mr. Clemens:
The Community Development Department has reviewed your request for a temporary
golf clubhouse facility. adjacent to the lot of the permanent proposed clubhouse within
the Trilogy project and has approved it subject to the exhibit on file and the following
findings and conditions:
FINDINGS:
1. Consistency with the General Plan: The proposed facility is consistent with the
goals and policies of the General Plan in that the design, height, scale and mass
of the project is allowed under the land use designation of Golf Course (GC).
Also, the proposed use is compatible with the intended uses of the approved
Specific Plan for the project.
2. Consistency with the Zoning Code: Although the proposed use is temporary, it
is consistent with the. development standards of the Golf Course (GC) District.
3. Compliance with. the California Environmental Quality Act (CEQA): The
proposed project is consistent with the requirements of "The Rules to
Implement the California Environmental Quality Act of 1970" as amended
(Resolution 83-68), in that a prior EIR (No. 232 - SCH#2000091023), was
approved and determined that all potentially significant effects (a) have been
analyzed adequately in an the EIR pursuant to applicable standards, and (b) will

be avoided or mitigated pursuant to that EIR, including mitigation measures that
are imposed upon the project, nothing further is required.
4. Surrounding Uses: Approval of the proposed facility will not create conditions
materially detrimental to. the public health, safety and general welfare or
injurious to, or incompatible with, other properties or land uses in the vicinity
in that the proposed facility will be compatible with existing and proposed
development with regard to golf course uses.
CONDITIONS:
1.. Obtain the appropriate building permits, if required.
2. The temporary golf clubhouse facility shall be located approximately 20 feet
from the nearest existing construction trailer on site.
3. The tent shall be approximately 2,,400 (60' x 40') square feet in size and not
more than twenty feet in height.
4. The tent shall meet the requirements of the Riverside County Fire Marshal with
regard to fire retardant materials, fire extinguishers, emergency access, etc.
Any permits required from_ the Fire Department shall be obtained prior to
operation of the facility.
5. The temporary facility. shall be permitted for one year, unless a time extension
is applied for and granted by this Department. The Community Development
Director may extend the permit for an additional year, if needed. No fee is
charged to extend this permit.
6. The City may elect to add Conditions to this application request to, mitigate any
problems that arise not previously addressed herein.
7. The applicant/property owner agrees to defend, indemnify, and hold harmless
the City of La Quinta (the "City"), it's agents, officers and employees from any
claim, or litigation arising out of the City's approval of this project. This
indemnification shall include any award toward attorney's fees. The City of La
Quinta shall have the right to select its defense counsel in its sole discretion.
This decisionmay be appealed to the Planning Commission by anyone provided they
submit the necessary paperwork and filing fee of $175.00 with this office within 15
days of approval of this permit.
