SUBJECT: MINOR USE PERMIT 2004-453 (FOUR TEMPORARY
CONSTRUCTION TRAILERS FOR LENNAR HOMES ON LOTS 14, 15 AND AN
OPEN SPACE LOT WITHIN TRACT 29323)
Dear Ms. Maddox:
The Community Development Department has reviewed your application for
the above referenced Minor Use Permit. The request for construction trailers
at the above referenced site is approved in accordance with the following
conditions:
1. Install one 2A1013C fire extinguisher inside each trailer by the front exit
door.
2. Any temporary lighting shall be directed away from surrounding
residential properties and properly shielded, in accordance with the
City Outdoor Lighting requirements.
3. No set-up of trailers shall be permitted until a grading or building
permit is issued. Obtain a building permit including an electrical permit
for temporary power.
4. This approval is for the location of construction office trailers only; it
does not allow establishment of any fencing, equipment
storage/staging area, etc.

5. One 2 x 3 mounted sign .shall be placed close to the front door,
displaying a 24-hour emergency phone number (minimum 1" high
letters) which emergency personnel may call in case problems arise
that need prompt attention. The . sign shall include any temporary
address, and may include the company name for the purpose of
identification.
6. Restroom facilities shall be provided on-site for personnel.
7. This permit shall expire one year from the date of this letter. Removal
of the construction trailers is required on or by February 5, 2005. If a
time extension is needed, the applicant shall apply for such extension
at the Community Development Department. The Community
Development Director may extend the permit for an specific period of
time if construction activities are still occurring.
8. Dust control measures shall be employed around the construction
trailers if parking is allowed adjacent to the trailers. Such measures
shall include either watering the site or laying a 2" layer of gravel on
the surface in the general parking area.
9. Emergency access to the trailers shall be maintained at all times.
10. Trailer skirting shall be installed within 30 days if the trailers are
mounted above finished grade level. Temporary landscaping is not
required to screen the trailers if skirts are installed and the immediate
area around the trailers are kept clean and free of construction debris.
11. The City may elect to add Conditions to this application request to
mitigate any problems that arise not previously addressed herein.
12. The applicant/developer agrees to indemnify, defend, and hold
harmless the City of La Quinta from any legal claim or litigation arising
out of the City's approval of this project. The City of La Quinta shall
have the right to select its defense counsel at its sole discretion.
This decision may be appealed to the Planning Commission pursuant to
Section 9.200.120 of the Zoning Code, by anyone provided they submit the
necessary paperwork and filing fee of $175.00 with this office within 15
days of the date of this letter.
