ONSITE DESIGN CENTER
81-590 CARBONERAS (T. 31681-1, LOT 23)
Dear Applicant:
The Community Development Department has reviewed your request for an onsite
design center on Lot 23 of Tract 31681-1 located on 81-590 Carboneras.
According to the exhibits, the design center is located on Lot 23 and the parking lot
is located across the street. Our Department has approved your request subject to
the exhibits on file and the following conditions:
Prior to use of the onsite design center, a cash deposit in the amount of
$1,000.00 shall be posted with the Community Development Department to
insure the removal of the improvements once the permit has expired, or the
use terminated as required by Ordinance #361. The deposit will be refunded
when a request is made and staff verifies that all design center and sales
office improvements have been removed.
2. A building permit is required. Contact the Building and Safety Department at
(760) 777-7012 for permit requirements.
3. The parking lot design, improvements (walkways, landscaping, asphalt, etc.)
will require compliance with the City's Municipal Code (Chapter 9.150
Parking) and approval from the Public Works Department.
4. Parking for handicap individuals shall comply with the American with
Disabilities Act provisions, which require hard surfacing with proper striping
and signs.
5. Dust control measures shall be employed during construction of the parking
lot and design center. Such control measures shall include paving the parking
lot and landscaping.
6. The onsite design center shall be permitted to remain open until July 14,
2006, unless a time extension is applied for and granted by this Department.
The Community Development Director may extend the permit for a set time
period, if needed. No fee is charged to extend this permit.
7. The City may elect to add Conditions to this application request to mitigate
any problems that arise not previously addressed herein.
8. The applicant/property owner agrees to defend, indemnify, and hold harmless
the City of La Quinta (the "City"), it's agents, officers and employees from
any claim, or litigation arising out of the City's approval of this project. This
indemnification shall include any award toward attorney's fees. The City of
La Quinta shall have the right to select its defense counsel in its sole
discretion.
This decision may be appealed to the .Planning Commission provided the necessary
paperwork and filing fee of $175.00 is submitted to this office within' 15 days of
approval of this permit.
