(Model Homes Complex w/ Sales Office & Parking Lot)
Dear Mr. Pedalino:
The Community Development Department has reviewed your request for a
Model Home Complex on Lots 52-55 of Tract 31202-1 located at
Charismatic Way. According to the exhibits, the Model Homes are located
on Lots 53, 54, and 55, the Sales Office in the three -car garage of Lot 53,
and the parking lot on Lot 52 of the Rancho Santana development. Our
Department has approved your request subject to the exhibits on file and the
following conditions:
1. Prior to use of the temporary sales office, a cash deposit in the
amount of $1,000.00 shall be posted with the Community
Development Department to insure the removal of the improvements
once the permit has expired or the use terminated as required by the
City Council Ordinance #361. The deposit will be refunded when all
sales office improvements have been removed.
2. A building permit is required. Contact the Building and Safety
Department at (760) 777-7012 for permit requirements.
3. Your submittal for the box informational/directional sign with installed
post shows it 3'x5'. However, the maximum area for each side is 3
sq. ft. (Chapter 9.160.020 Exempt Signs). Please make the necessary
changes.
4. Your submittal shows a total of twelve flags; however, you are
allowed a "maximum of eight flags" (Chapter 9.60.250 Model Home

Complexes). Please reduce the number of flags. In addition, flag
poles shall be a maximum of twenty feet in height on the perimeter of
the project and sixteen feet in height in the interior. It is your decision
on where to place the allowable eight flags.
5. Provide restroom facilities in the sales office to accommodate
personnel.
6. Mounted on the exterior of the sales office shall be a written notice
providing emergency personnel your 24-hour emergency phone
number they can call in case problems arise that need your prompt
attention (i.e., minimum 1 " high letters).
7. Install one 2A1 OBC fire extinguisher inside the sales office.
8. The parking lot design, improvements (walkways, landscaping,
asphalt, etc.) will require compliance with the City's Municipal Code
(Chapter 9.150 Parking) and approval from the Public Works
Department.
9. Parking for handicap individuals shall comply with the American with
Disabilities Act provisions, which require hard surfacing with proper
striping and signs.
10. Dust control measures shall be employed during construction of the
parking lot and sales office. Such control measures shall include a
paving the parking lot and landscaping.
1 1 . The sales office shall be permitted to remain until May 1, 2006, unless
a time extension is applied for and granted by this Department. The
Community Development Director may extend the permit for a set
time period if needed. No fee is charged to extend this permit.
12. The City may elect to add Conditions to this application request to
mitigate any problems that arise not previously addressed herein.
13. The applicant/property owner agrees to defend, indemnify, and hold
harmless the City of La Quinta (the "City"), it's agents, officers and
employees from any claim, or litigation arising out of the City's
approval of this project. This indemnification shall include any award
toward attorney's fees. The City of La Quinta shall have the right to
select its defense counsel in its sole discretion.
This decision may be appealed to the Planning Commission by anyone
provided they submit the necessary paperwork and filing fee of $175.00
with this office within 15 days of approval of this permit.

Attached please find application package for the Application for Minor Use Permit Approval for the
Rancho Santana Model Complex.
Please note the following;
1)The Model Complex is located on Lots 52, 53, 54 and 55 in Tract 31202-1 on Charismatic Way.
2)The Sales Office is located in the three car garage of Lot 53, Plan 2.
3)The Parking Lot is located on Lot 52.
The application package includes five (5) copies of the following;
1)Model Complex Planting Plan
2)Exhibit "A" — The Unit Mix indicating the location of the six (6) flags on the interior of the project
surrounding the model complex, three (3) on the west side of Lot 52 which is the parking lot and three
along Lot 56 just east of the model complex.
3)Exhibit `B" — The Project Site Plan indicating the location of six (6) flags along the perimeter of the
project, four (4) on the northwest corner and two (2) on the northeast corner.
4)Description of Flags — A total of twelve (12) flags will be installed.
5)Description of 4 Sided Diamond Box Sign located in the front of the Sales Office.
6)Description of Parking Lot Sign located on Lot 52.
7)One (1) check in the amount of $75.00.
